How To Very Easily Add $10,000 To Your Property Value In 10 Day's Or Less..
As i am sure most of you know by now as of last week i just released my new book on

But Nathan, can you really add $10,000 to my property value in 10 day's or less? I experience this question time and time again from my future clients and all i can say is ABSOLUTELY!!! and my past clients can testify.... But guess what?
It's easier than you may think and i am going to show you how...
Okay let's get into it. First thing you must know when trying to bring up the value of your property for sale is... Bathrooms, Kitchens and laundry s provide the lowest rate of return when investing money, yet they seem to be the number one question that i get from my clients.. "Nathan i am thinking of putting $15,000 into a new kitchen do you believe it will bring the value of my property up?"
My response is almost always "It will look great but do i believe you will recoup the cost's and some for your time and resources spent in doing the kitchen?" It's highly unlikely, plus think of all the extra time it will take to put your property on the market, with that time comes associated costs like Holding costs and loan repayment fees ect
Also not to mention that we are on top of a thriving market and that extra time of 3-6 months may be the difference between a record price for your property as i have experienced time and time again over the last 6 months for my vendors or a market value price. I am sure you want a record price right?
My clients almost always agree at this point, resulting in them asking "So what is the best return for money and time spent?"
Here are the 3 things that can add $10,000 to your property value in 10 day's or less.
1) Paint
Nothing like a fresh coat of paint you will be extremely surprised what a fresh coat of paint can do to your property, for as little as a $1000 you can give your property that newly renovated feel that get's your buyers asking me "When was this property renovated, it looks new?"
Now when going for a fresh coat of paint i recommend that you stick to a more natural colour like a creme or beige, remember your buyers may have a difference prefer-ability of colours so you want to cater to all needs, you cant go wrong with a natural colour.
2) Floor Coverings
My favourite option here would be a nice rug, this rug gives the homely feel and allows the buyers to feel at home from the second they enter your property.
We all know that buyers make their decision to purchase your property based on emotion, a nice warm homely rug sends these vibes to your potential buyers that they are home... Do you think these people will pay a premium over someone who just see's it as another house? The answer is Absolutely!!! and i make them ;)
3) Thirdly but not last, i would recommend hiring a garden care service
First impressions are everything when preparing for sale, there is nothing like rocking up to a property and knowing the owner has taken great care of the property you are thinking about purchasing... a clean and tidy front and back garden gives this impression immediately.
These three things in conjunction can add over $10,000 to the bottom line of your property value in as little as 10 days.
