Three easy steps:
Step #1 - Order and Setup your Glo Domes from www.Glodomes.com
Step #2 - Outfit Your Glo Dome With Amenities
Step #3 - Use AirBNB and Social Media to help occupy your Glo Domes
This strategy was used by several property owners over the last 12 months who were able to build a regular income stream from their backyard.
Here are a few case studies:
Thomas and Sally Bennett saw a return on investment in only 4 months and now their cash flow averages $11,500 per month from their home with their 3 Glo Domes.
Mark Johnson built a cash flow machine from his beautiful backyard that brings him $2000 per weekend from his 4 Glo Domes because he decided he only wanted to work on weekends to spend extra time with his kids during the week.
John Bailey used this strategy to turn his back pasture into a $4000 per week income source that produced income 22 weeks in the last year yielding $88,000 from his 4 Glo Domes.
Who else can do this?
1. People who own a beautiful destination property.
2. People who enjoy a big backyard and want to earn extra income by hosting people.
So this is the key concept: You can turn your backyard into a revenue generating machine***. All you need is a few Glo Domes.
Who else is doing this? People all over Colorado,Washington, California and Montana are successfully generating income with their backyards using Glo Domes.
Who are we? Our team is made up of Montanans who live out the Montana outdoor Glamour Camping lifestyle. We started Glo Domes with the goal to help ordinary people turn their backyards into revenue generating machines**
It’s really simple if you follow these three steps.
Step #1 - Order and Setup your Glo Domes
What’s a Glo Dome?
In short: A Glo Dome is a Geodesic dome that you can quickly install in your backyard.
Think of a Glo Dome like a luxury villa without all the permits and high construction costs. Glo Domes are a low cost temporary way to build a cash flow very quickly.
After researching tiny houses and yurts, and other non-conventional Eco friendly structures, we have found Glo Domes to be the least expensive way to get into the high cash flow property improvement game.
How hard is it to set up?
A Glo Dome takes 4 experienced people about 4 hours to set up the structure. The Glo Dome structure can be set up for temporary use over any flat surface but it is recommended that a deck or platform type structure is assembled below a Glo Dome for long term or weather proof use cases. The stage style platform available from Glo Domes is portable and can be assembled in an hour on a flat site.
Often clients will choose to outfit their Glo Domes with a kitchen, bathroom, bedroom, loft, extra beds and furniture. Extra time should be allowed for outfitting the interior but the difficulty level is low.
How much is the time and monetary investment?
On a flat site the time required is one day for the platform and dome set up, an additional day to build the bathroom, loft, kitchen wall and install the chosen furniture.
One additional day to install a wood, carpet or laminate floor for a total of 3 days of construction and set up per dome. The cost of a set of Glo Domes is available through a Glo Domes representative by clikcking the link on www.glodomes.com as options vary and volume discounts are available. If a septic is necessary for your site this costs in the ballpark of $8,000 depending on your site specifications and how many domes will be using the septic.
What is the typical return on investment timeline?
This answer varies depending on how much you can charge per night which is directly correlated with the quality of the destination property, the nearby attractions and the amount of money and effort put into the outfitting of the dome. A very basic dome set up with little or no interior on a grass site will command far less and take longer for a return on investment while Glo Domes that are outfitted to a luxury standard on a luxury property see a return on investment in under 100 nights. If a Glo Dome is placed on a Glo stage style platform and outfitted to a high standard apartment with an interior bathroom or sauna room, a rate of at least $250 per night can be obtained. With an occupancy rate of 53% Glo Domes offer a return on investment in 6 months or 96 nights.
How long does it take to move? Glo Domes can be disassembled and moved in a few short hours.
How long does it take to arrive? Glo Domes in stock can be delivered in as little as 2 days from order but in some instances your Glo Dome will be built per your order requirements which takes approximately 90 days for us to build and deliver.
How many Glo Domes should I get?
Your site and location should dictate the number of domes you start with. If your site is large and in an ideal location we recommend you start with 4 Glo Domes. To cash in on the trend you need to offer the best experience possible with the least out of pocket and the fastest ROI that will quickly lead to the largest possible cash flow. 4 Glo Domes means you can accommodate larger parties, hasten your ROI and increase your cash flow potential.
Step #2 - Outfit Your Glo Dome With Amenities
What amenities can I include in my Glo Dome?
When you order a Glo Dome, you have the option to outfit your Glo Dome with these amenities:
- Mobile stage style platform for under your Glo Dome
- Portable Mini Split AC/Heater
- Bathroom or Sauna room with loft above
- Kitchen Wall
- Fireplace kit
What are the benefits of installing extra amenities? Can I charge the end user more?
Yes, you can charge guests more by installing extra amenities and elegantly outfitting a Glo Dome. This will increase desirability and guests are often willing to pay more and booking rates are higher for a luxury experience.
Do I need a septic system? No other options include using your Glo Dome as a dry cabin, using chemical toilets, compost toilets or using existing bathrooms nearby.
Do I need to build a deck or some type of platform? No, Glo Domes can be used over any flat surface but You can build an insulated deck or order a Glo portable stage style platform for long term year round use.
How much should I spend on the interior furnishing?
As minimalistic or lavish as you envision your Glo Dome accommodation. The more comfortable you make it and the more guests each dome can accommodate the more your patrons will be willing to spend per night.
Is a fireplace or AC necessary? No, as this will depend upon months of operation and local climate. For year round accommodations in nearly all climates heating and cooling is recommended.
What type of flooring should I Install?
For long term use case any flooring can be used in your Glo Dome but for temporary setups carpet or laminate snap together wood flooring works ideally.
What type of kitchen should I install? Modular kitchens are readily available through Home Depot or Ikea.
Will you guys help me install the kitchen? What support do you offer? Full service interior construction build can be purchased through your order with Glo Domes.
Can you fit large furniture through the doorway? Glo Domes come with an aluminum and glass door so the larger furniture should be brought inside the dome prior to completing the Glo Dome frame.
Can I still occupy my Glo Domes in the winter?
Yes, Glo Domes have been used year round when a heating source has been installed. The all weather Glo insulation package and waterproof dome cover help to keep the heat in during the winter.
In order to command top dollar from a renter, it’s important to cater to all of their needs so heating, providing ample blankets and or adding insulated floors will help keep your patrons toasty in the winter.
How are others setting up their Glo Domes?
Investors in Glo Domes often purchase one stage style platform for each dome and install a central septic tank. Each dome can have it’s own bathroom however a more cost effective strategy is to build one central dome to hold amenities like a bathroom, showers, steam room, sauna and kitchen; several other Glo Domes are positioned around the central dome to reduce plumbing cost and create a community environment. Many choose to outfit each Glo Dome with its own kitchen, bathroom, bedroom with trundle, pull out sofa bed and loft bed, in order to sleep 8 comfortably.
Step #3 - Use AirBNB and Social Media to help occupy your Glo Domes
How do I list these domes on AirBnB? Your Glo Dome specialist will help you with each of the necessary steps. You will write a description, provide pictures of what your dome will look like on your site when it’s assembled and decide which dates are off limits for your new business.
How much will people pay to stay in a Glo Dome?
This depends greatly on your properties local amenities as well as how you decide to outfit your Glo Dome, other factors include the quality of your destination property and the available attractions nearby. As a rule of thumb Glo Domes command $250 per night and up.
How much work is this? Can I get someone else to manage it? Yes absolutely. There are 3 steps to the management of the work associated with a set of Glo Domes.
1)Advertising and Scheduling: this task is handled by AirBnB so you need only check to see who the next client is and when they arrive,
2)Preparing the dome for the next client: the necessary time to clean a Glo Dome and prep it for it’s next patron is very similar to a hotel room about 30 minutes to an hour. Many laundry services will wash and deliver linens.
3)Collecting payment: AirBnB takes care of this task and reduces risk completely as payment is collected before the guests arrive. The funds are transferred to your account.
Can I use social media to market my property? How can I best utilize social media influencers?
One way to market your dome is to invite social media influencer for a stay and ask them to post about your property.
Case Study: Miles End Glamping in Australia used this strategy to get over 30,0000 views from a video that briefly went viral from a client who enjoyed their stay and captured it on drone then edited into a special piece. This yielded a booked out season and dozens of happy customer testimonial videos now used regularly to attract more guests.
Am I following the rules? In many counties around the US including Ravalli County in Montana there is a Bed and Breakfast permit referred to as an AirBnB permit. This permit application informs you of your responsibilities and limitations regarding only using food that is prepackaged for your clients and not cooking any food for your clients outside of a certified commercial kitchen. With a Bed and Breakfast Permit any structure on your property including your Glo Domes a tent or RV can be rented out. If you are considering adding bathrooms to your Glo Domes please check in with your local building and planning department to find out about the necessary sizing requirements and necessary septic permit.
How many days per month should I expect these domes to be booked? This depends greatly on your location, the quality of the amenities you provide, and what attractions are near your Glo Domes. With the ideal property outfitted properly a 50-90% booking rate can be expected.
How much can each dome earn per month? At $250 per night per dome (sleeps 8) with a 30% occupancy rate $2,250 can be anticipated. With a 50% occupancy rate $3,750 can be anticipated. With a 90% occupancy rate $6,750 per month is attainable.
Will this really work for you? Yes, this is just a very nice tent on a deck on your beautiful destination property. It might sound a little foreign right now, but it works and very quickly with very little development costs. Just trust the process and get the results.
In short, this will work for you if you are:
1. Just starting out your AirBNB income stream lifestyle.
2. Have been listing on AirBNB but would like to expand your capacity and book a lot more nights at a much higher rate per night.
What do you get, exactly when you start working with Glo Domes? You get a Glo Dome with all the included amenities like year round insulation, a Passive Solar Window, A Solar Attic Fan to remove heat in the warm seasons and a Aluminum and Glass door with lock and key for privacy. You get the Glo Domes team to help you setup and optimize your AirBNB listing to begin pre-booking before your Glo Domes arrive. You get access to Training Calls to answer your questions and guide you on installation day and help you through any hurdles. (Appointment times are scheduled in advance)
