How to turn one home into two!

I get so excited, when my clients and friends thrive with their real estate moves.

One of the simplest methods to thrive, is just buying in the right areas, as your primary residence, and paying your mortgage, as the home appreciates in value.

But let me tell you about a different way, that while a little more complicated, paid off really well for my clients/friends, recently.

My clients gave me a neighborhood they wanted to buy in.

So we found a house in that neighborhood that needed a lot of work and they decided to buy it, to remodel it.

Only a couple of weeks after they went under contract on that house, another popped up on the market.

So, I told them about it, and we submitted an offer on it right away.?

There was some fierce competition, but we ended up getting it for $135K, on an asking price of $104,900.

This second house was special though.

See, this second house they bought sat in the middle of two lots. The photo below, is what this house looked like, when they bought it.

So, they were able to tear that house down, and split the once large lot, back into two smaller lots.

The house previously had a Kitchen fire in it, so it wasn’t too hard to see it torn down.

Then they built two new homes, using my connections with a local builder.

One of those homes closed a couple of weeks ago for $655K.?

The second was listed at the same price, last weekend, and went under contract quickly, as well.

By buying this old house for $135K and splitting the lot in two, their cost basis on each lot went from $135K for one lot, to $67,500 for each new lot.

So, by using this method, my clients/friend ended up with an awesome return on the money they put into buying, building, and selling.
