Well, in my observation, when you go into a house. People are attracted to contrast. And one of the things that uncaulked molding and finish work has is contrast. BIG CONTRAST! To the eye, it appears dark, and is very noticeable and is bad, bad, bad, for the seller. It is also very unpleasant for a buyer. They may not be able to put their finger on it like an experienced agent like myself can though ha! But they will know deep in their heart something is wrong with your home. They will feel it in their bones. Caulk.?

This is one simple improvement that anyone can do. Assuming you have white trim pieces. (The caulk you use should match the paint.)?

Now admittedly, it takes a little time to get used to, and it can be a bit sloppy. But it cleans the lines up very well.?Moreover, it can be a little time intensive, hence the value creation.

Lastly, it is one of the things you notice in a flip house, if they have not caulked anything. It really shows poorly for the home and the seller.

So to tie it all together, and don’t hold my feet to the fire on this number, but I would dare say, a bottle of caulk cost roughly 6 to 10 bucks. But the pay off is a $1000 for your home's value. Maybe even more! That is how much of a difference I believe caulk makes for you!?
