So You Want to Invest in Real Estate?

Real estate has always been considered a great investment. Many recognize that todays real estate market is the best its been in history, and presents opportunity for profit. But because of the risk and complications involved in real estate, many never actually attempt to start investing. The key to starting is formulating a plan.

Benjamin Franklin once said, “If you fail to plan, you are planning to fail.”

Find Your Focus or Niche

Real estate investing is so broad, that in order to be successful, you have to find a particular focus or niche, and become the best at it. This may be a Buy and Hold, or a Fix and Flip strategy.

The Buy-and-hold investment strategy is the key to long-term wealth, with multiple cash flow streams. This involves acquiring rental property at a price that is able to support all monthly operating expenses, along with projected expenses, with some monthly profit left behind. The rents continue to pay off the property, as equity is simultaneously built. The goal is to buy the house at the right price without needing a bank, while building your net-worth with rental income.

The Fix and Flip strategy is the riskiest form of investing. The goal is to buy the right house at the right price, renovate it, and resell the house to an end buyer for a quick profit. It takes strategic market analysis, accurate repair estimation, contractor management, and solid systems in place to adhere to the timeline.

Know The Market
The better the investor knows the market the better they are at picking the best property. Good trends to follow in your market place is, consumer spending habits, mortgage rates and the unemployment rate.

Maintain a Good Reputation 

Since real estate investing is a people business, most real estate investors who remain in the business long term maintain high ethical standards, because a bad reputation can be damaging. It is better to conduct fair business and build credibility amongst peers, and throughout the community.

 

Partner With a Feeder

Most investors don’t have time to market and negotiate for new deals because the work to manage rental properties or manage rehab work sites takes up so much time. The successful investor teams with someone that markets for and negotiates deals. Wholesalers, Realtors and Bird Dogs are a good start.

 

Take Action!

Taking action is the biggest step to real estate investing. Don’t jump

in blindly, but take a leap of faith at some point. Choose your strategies wisely, set an action plan, then do it. Don’t let the struggles of the world stop your plan. It all starts with your first step. Start investing Today!
