How to Sell Your Multimillion Dollar Property in Belize

Real estate is different in Belize.

There is no MLS.

There is no real estate licensing.

And, there is no structured real estate training to help agents sell more properties for a fair price.

If you are looking to buy a property in Belize, you are going to have a tough time doing it on your own.

If you are looking to sell a property in Belize, you are going to have a tougher time if you don't hire the right real estate company first.

It is not uncommon for properties to be on the market for several years in Belize before an offer is made on your property for sale in Belize. You don't want your future retirement plans to be on hold for a decade. It's my goal to help you as a seller or as a real estate agent in Belize up your game.

There are three factors that determine how fast a property will sell and you the seller are responsible for two.

  • Price - seller's responsibility
  • Condition - seller's responsibility
  • Marketing - your listing agent and their company

What makes me qualified to sell a property in Belize?

A prospective property seller who owns a resort in Belize asked me what marketing activities I would do to help sell their property. I've been hired numerous times by the National Association of REALTORS, Canadian Real Estate Association, Florida REALTORS, and Texas REALTORS, and spoken at international real estate sales convention on digital marketing so I feel as if it is my responsibility to help everyone (including real estate agents in Belize) understand some of the possibilities.

Credentials mean something too. I've earned the Certified International Property Specialist designation (2009) Certified Residential Specialist (2006), Accredited Buyer's Representative (2006), Seller Representative Specialist (2006), e-PRO certified (2005), and more letters behind my name although personally, I don't carry active membership right now with the organizations that support them even though my principal broker Macarena Rose does.

Digital Marketing and Sales Activities Done by Your Real Estate Agent in Belize

Outline the ideal customer profiles for the highest and best use case for the property.

Draft the sales copy for property description, headlines, email campaign, social media graphics, and social media text.

Proactively search LinkedIn for prospective customers that match an ideal customer type looking for potential interest, feedback, and referrals to others who match the ideal customer type.

Conduct an SEO analysis to retrieve the top keywords to improve the visibility of your listing on the Internet search engines.

Type out a script that tells a story aimed at the ideal buyer to trigger their interest in inquiring more.

Record the audio of the script to be used for the video trailer.

Create a video trailer that tells the story aimed at the ideal for the buyer to trigger their interest in inquiring more using drone footage, b-roll, and stunning footage.

Design a PDF presentation for the property using Canva that proposes the business case for investing in the property, highlights the property features, and calls a prospective buyer to arrange for an in-person preview of the property with one of our registered sales agents.

Publish the PDF sales presentation on SlideShare to be used as content for the website, blog, email newsletter, and social media posts.

Post the video trailer on YouTube with the most appropriate YouTube title, description, and tags to attract the most amount of viewers.

Hire a drone photographer to record high-quality still photos and videos from above the property.

Create a visually stimulating graphic using the geospatial data that outlines the property boundaries from the aerial view.

Host the owners of the property on our video property show about what it’s like to own a resort in Belize.

Create Facebook and Instagram reels that showcase business customer testimonials along with b roll of property features.

Produce a 3D virtual walkthrough of the property that allows prospective buyers to see the property as if they were there in person.

Publish a provocative blog post that includes multimedia for the property not limited to the video trailer, video sales presentation, SlideShare presentation, high quality photos, and reels.

Identify the tags a prospective customer might use for YouTube, ALT text for blog, SlideShare, and photo-sharing websites.

Draft a LinkedIn post that types out the business case, demonstrates the economic rate of return on investment, and aims to attract seasoned investors that match a very specific customer type.

Identify the hashtags a prospective customer might use when searching and scrolling social media channels like Facebook, Instagram, Twitter, and LinkedIn.

Find Facebook groups of similar business owners to the property and post relevant social media content aimed to international unobtrusively educate members about the business case for the property.

Send an email to the list of real estate agents in Belize announcing the property for sale along with the brokerage compensation for cooperating in bringing a qualified buyer to the property.

Share the listing in an active Linkedin group where reputable real estate agents might bring a qualified buyer to preview the property.

Design an email newsletter that includes interesting content about the property for recipients to preview, share with others, and schedule a virtual meeting to discuss their interests.

Request the owner to email their top 20 high-profile customers about their property for sale using the design, content, and links provided by the real estate company for them to share with their network.

Co-create video content with other high-profile REALTORS and influencers who can attract more attention to your property for sale by actively discussing its distinctive attributes.

Participate as a guest speaker for an international REALTOR conference, international REALTOR committee, or internationally-minded sales company virtual meeting sharing what it’s like to buy property in Belize and include the property in your talk.

Install a property sign that includes a phone number, website, QR code to property details, and WhatsApp phone number.

Design a magazine in Canva that showcases information about the property, articles about living in Belize, customer testimonials, phone number, website, QR code to property details, and WhatsApp phone number.

Design a business card in Canva specific to the property that includes the property phone number, website, QR code to property details, and WhatsApp phone number.
