How to Purchase a Land or Plot or Flat with Verification in Bangladesh- Step by Step Process.

Sometimes people face the problem of false deeds. The employees of the financial institute and Bank are facing false deed’s problems when they verify property before providing sanction loans.

  • We generally need the following documents to carry out land vetting:

1.????? Certified or Original Title Deed;

2.????? Bia Deeds;

3.????? Certified Copy of C.S. Khatian;

4.????? Certified Copy of S.A. Khatian;

5.????? Certified Copy of R.S. Khatian;

6.????? Printed Copy of B.S or Dhaka City Survey Khatian;

7.????? Latest Mutation Khatian (along with Duplicate Carbone Receipt (DCR) and proposal letter);

8.????? Up to date Land Tax Receipt;

9.????? Municipal Tax Receipt;

10.? Non-Encumbrance Certificate (NEC) along with Government receipt;

11.? Any other relevant Documents in respect of schedule property.


  • ?We require the following list of documents for purchasing Flat/Leasehold property

1.????? Lease Deed;

2.????? Certified or Original Title Deed;

3.????? Bia Deeds;

4.????? Deed of Power of Attorney (registered copy);

5.????? Flat purchase agreement;

6.????? Agreement between Developer and land owner (if any);

7.????? Letter of approval of the layout or building plan from RAJUK/CDA/other relevant authority;

8.????? Developer’s REHAB Membership details (where applicable);

9.????? Certified Copy of C.S. Khatian;

10.? Certified Copy of S.A. Khatian;

11.? Certified Copy of R.S. Khatian;

12.? Printed Copy of Dhaka City Survey Khatian;

13.? Latest Mutation Khatian (along with Duplicate Carbone Receipt (DCR) and proposal letter);

14.? Up to date Land Tax Receipt;

15.? Municipal Tax Receipt;

16.? Non-Encumbrance Certificate (NEC) along with Government receipt;

17.? Any other relevant Documents in respect of schedule property.
