If you say money isn’t important to you, we’d probably have a hard time believing it! Two of the most critical factors in choosing to become a self-employed estate agent are how much you can earn and how long it takes to make your first commission.

The good news is that being a self-employed estate agent comes with a higher earning potential than a traditional career in the field. But how long it takes depends on several things.

If you’re considering becoming a self-employed estate agent, here’s everything you need to know about how much you can expect to earn and when.

How Much Can a Self-Employed Estate Agent Earn?

When working for yourself, your earnings are set by you. You can drum up more business, win specialist and higher value properties, and put in as many hours as you like. The more you work on your business, the more you can earn.

As a general guide, after six months, most self-employed estate agents can earn between £3,000 to £6,000 per month. After twelve months there is the potential to grow and earn £8,000 to £12,000 each month (tax dependent).

How Long Does it Take to Start Earning?

The answer to this question depends on two main things – how much work you do and how quickly you do it. Partner agencies support you to get started, but you need to do the work. The sooner you do the work, the quicker you can earn.

However, it’s important to be realistic about timeframes. Even if you gain multiple listings in the first month, selling a home can take time. That’s why most agents won’t start earning until month three, four or even six. It all depends on when you get your first listing and how quickly the sale goes through.
