How to measure a year?

2021 pulled a lot of punches. It certainly wasn't the year we were expecting. But change leads to innovation and innovation to growth. As we look ahead to 2022, we would like to take a moment to reflect on an epic year of projects and clients we’ve had the privilege of working with.

During lockdown, customers turned to Neighbourlytics to find more innovative ways to rapidly understand community context and local amenity needs, without the need to travel. We were really grateful to be able to help our customers get their work done, in a fraction of the time, while also providing rich new lifestyle insights for commercial and retail assets which is more important now than ever as these assets need to be repositioned to meet changing market needs,

2022 in a snapshot

This year we:

  • Created data for 130 neighbourhoods across 10 countries
  • Launched a totally new interactive version of our product, giving our clients access to our whole database at their fingertips?
  • Ran a successful pilot program with industry leaders across the property and planning sectors.
  • Ran an Industry Briefing series showcasing new trends on COVID-19 data trends for development managers and retail asset owners.
  • Were named finalists in the Veuve Bold, She Loves Tech, and 2022 Telstra Best of Business Awards.

Supporting city-makers to understand community and amenity needs in a time of change

In a year of rapid change and uncertainty, we helped our customers understand community and asset needs so they can make better decisions. In 2022 we helped our customers:

  • Create a place strategy for a retail asset revitalisation in Sydney, in a fraction of the time by removing the need for on-site observations;
  • Build an evidence base to validate planning approvals for one of Melbourne’s most popular outdoor markets;
  • Identify retail and asset gaps for a new build to rent and mixed use development in inner Melbourne;?
  • Analyse the success criteria for innovation districts, with a global benchmarking study to inform investment in amenity and place activation in Qatar.
  • Supporting a strengths and gaps analysis for retail revitalisation and economic development investment in Brisbane, as part of the new city masterplan

Gaps Analysis and Benchmarking for Preston Market Development and Market Precincts, Salta Properties

Our client needed evidence for future decision making about Preston Market’s planned mixed use development. They sought comprehensive lifestyle and Urban Life data from Neighbourlytics to better understand the local community’s behaviours and amenity needs.

Salta Properties were able to identify current contextual factors and challenges that drive both Preston Market and similar market precincts, as well as the primary reasons for people to visit, spend and stay within the local market’s neighbourhood. They also discovered gaps and opportunities that would benefit the community, so that future decision making could confidently determine the right mix of future offering.

Place Strategy for Retail Asset Revitalisation, Hatch RobertsDay (for QIC)

Through the use of our social analytics platform, Melbourne-based urban strategists Hatch RobertsDay were able to create an in-depth analysis of Sydney’s Castle Hill without physically visiting the suburb.

Hatch RobertsDay utilised the Neighbourlytics platform during lockdown to explore the local community profile, using Urban Life and lifestyle metrics to help inform the strategic planning of the retail asset revitalisation project.

“Using Neighbourlytics’ data, we investigated areas of opportunity within the locality in categories that included Business and Services, Community Strengths such as health and wellness spaces and education, Destination Appeal such as retail spaces, and Physical Assets such as parks. This added exceptional value to our existing data sources, which included physical Geographic Information System (GIS) data and other demographic data.” - Louise Ford, Place Strategist, Hatch RobertsDay.

Our data revealed information about why and how people were engaging with the neighbourhood, as well as the identity and place typology of the centre. From this, Hatch RobertsDay were able to make recommendations for the design of the different urban spaces across the centre, so they would be place-specific and responsive to the social and open space needs of the local community.

Lifestyle Insights for Build to Rent Asset in Victoria Gardens, Salta Properties

Build to Rent assets are in hot demand - but getting the amenity mix right can be tricky and costly when faced with changing demographics and lifestyles.

Salta Properties wanted to ensure their Mixed Use asset would provide the right amenity mix for their future build to rent community, and fit within the social fabric of Victoria Gardens. They utilised the Neighbourlytics platform to understand the Urban Life and lifestyle makeup of the local catchment, including business and retail mix and what was relevant to the community, and then identify gaps in the offering that needed improving to ensure good tenant attraction. Night time offerings and popular businesses revealed a need to target specific kinds of hospitality offerings.??

Salta Properties also used our platform to compare Victoria Gardens with surrounding places, competitors and international Build to Rent neighbourhoods determining the best options for amenity planning that locals would love and embrace.

Identifying Opportunities for a Future Greenfield Development, Lendlease

Working from home has had a huge impact on lifestyles across different city typographies - and greenfield developments are no exception.?

Lendlease have been busy designing their next master planned community in South East Queensland, and want to ensure that the future needs of society and places are catered for.

Neighbourlytics provided a detailed digital scan of communities across the country to help identify lifestyle values that contribute to a better place. Then using our relevance metric, we reviewed the strengths and gaps in the local economic ecosystem to discover where the local suppliers were, what types of businesses they are, and how important they are to the local community. By also comparing neighbourhoods with existing best-practice greenfield developments, more mature Lendlease greenfield developments, and competitor sites, we can assist pin-point gaps in local economic and amenity needs.

Lendlease understand the value of good data and hope to use used our data to inform their masterplan and its relevance to their target buyers.
