.With most homebuyers relying on their handheld devices to browse listings, posting your client’s property requires a strategic approach to capture attention. Homebuyers, on average, spend 55 minutes per search session but only 10–20 seconds on each listing. So, how do you become that listing that grabs attention and makes a buyer want to learn more? Use the power of 6, 8, and 10. Here's how:
The First 6 Pictures: The average homebuyer won’t look beyond the first six photos of a property listing, so you need to make those six images count. Many agents waste this brief opportunity by including ordinary photos upfront. Instead, select the property’s most compelling features and make them shine. Start with an exterior shot of the home, and then use the next five slots for the highlights that truly showcase the property’s value. Think of the “wow” factor—what would make you want to buy this home?
Example: 1. Front of home, 2. Pool, 3. Outdoor Kitchen, 4. Workshop, 5. Theatre Room, 6. Backyard
The First 8 Words: A strong hook in the first 8 words of your listing description can be transformative. Yet, many agents overlook this, relying on generic descriptions like “This 2-bed, 1-bath property.” Emotions sell, and a well-crafted phrase can help capture them. If writing isn't your strong suit, use tools like Grammarly or ChatGPT to refine your hook and description.

Example: for a home with an oversized lot and beautiful back yard located in the subdivision of Arbor Oaks "Tranquil oasis in the heart of Arbor Oaks"
The First 10 Seconds of a Video:Nearly all real estate videos start with an agent introduction and the property’s name, which loses viewers’ interest within seconds. Instead, start with a focused, high-impact visual of the home’s top features, with a hook from the description as a subtitle. Once you’ve captured attention, you can begin the more traditional sales narrative.
Example: A ten-second focused shot on the key features from the still photos of the listing set to music that matches the home's energy and vibe.
It’s as easy as 6, 8, 10. With a few targeted changes, you can elevate your listings, increase engagement, and help your clients achieve their real estate goals.
