How interior design helps improve sales and rental property turnover

In any property development project, generating buyer interest and excitement is a key step to selling or renting homes quickly. An effective way to do this is by creating an interior design scheme that appeals perfectly to the target market and then you are able to net higher returns with higher sale or rental prices.

Buyers and renters are evolving. According to property portal Prime Location, buyers are progressively opting for fully-kitted homes with personality. The idea of providing a ‘blank canvas’ for buyers to put their own stamp on a property is a nice idea, but in reality it rarely works.

Buyers and renters are looking for unique, not bland property and this is how you can stand out from the crowd. Finding the balance between a neutral non-polarising palette, well-chosen accent colours and cost-effective styling will result in an increase in the end sales/rental value.

Where property's sold off-plan, interior design packages can be offered to buyers as an extra luxury perk!

So here are some pointers as to where an interior designer can add value to your property developments.

Space Planning

  • Help establish your target market and what they'll be looking for when viewing your property
  • Assess effectiveness of proposed layouts to ensure they're designed with profitability and buildability in mind and maximise the best use of space to increase saleability and commercial value
  • Review/plan lighting and electrical designs
  • Work with you to create attention-grabbing collateral that complements the schemes to drive interest in your early marketing.

Interior Design

  • Recommend interior schemes to generate excitement for potential buyers and create aspirational lifestyles for the target market
  • Make your property stand out in the local market, setting you apart from the competition
  • Being mindful of current trends but design ensuring longevity with a strong focus on finishing details
  • Being aware of where to spend and where to save to maximise impact whilst ring fencing profit
  • Specifying finishes from flooring, tiling, lighting, ironmongery, kitchen and bathrooms to ensure it hits the target market requirements.

Implementation

  • Work closely with the project manager to ensure design schemes are implemented correctly, provide support and manage the procurement of products. This helps keep everything on track, minimising delays.

Selling

  • Provide final styling of properties for sale to showcase them to ensure maximum potential
  • Select key accessories to style the space and enhance the concept. This plays an essential role in helping the potential buyer visualise the lifestyle you want them to buy into.
