Property experts have closely scrutinised the Bank of England's recent decision to maintain the interest rate at 5.25%, marking the fifth consecutive month of stability. This rate, the highest in nearly 16 years, has remained unchanged since August 2023, following a series of 14 consecutive increases. The central bank's decision aims to address inflationary pressures, which, despite a downward trend since October 2022, persist above the Bank's target at 3.4%.

Within the property industry, reactions to the held interest rate have been mixed. While some stakeholders view it as a stabilising factor amid economic uncertainties, others see it as a missed opportunity to stimulate market activity through a potential rate cut. Notably, experts anticipate the possibility of a rate reduction in the near future, given the sustained downward trajectory of inflation.

Emily Williams, director of research at Savills, highlighted several promising indicators, including the absence of votes for a rate increase in the recent meeting and the lowest inflation rate in over two years. Regarding mortgage affordability, Polly Gilbert emphasised the sensitivity of mortgage lenders to market dynamics, noting ongoing repricing of mortgage deals. While there may not be a significant difference in monthly payments, current mortgage rates are more favourable compared to six months ago, offering a more conducive environment for potential buyers and homeowners.
