Waiting for a property valuation to be done can sometimes be nerve-racking – particularly if you need your home to be valued at a specific amount.

Tidy it up
To ensure you receive a good property valuation, one of the best things to do is tidy up your home. If you have lots of things on your bathroom or kitchen counter, it might imply to the valuer that your home doesn’t have adequate storage space. Having a spotless home allows a property valuer to see your home in the best possible light, which will likely improve your end valuation.
Repair where required
Prior to the property valuer inspecting your home, you should find anything that needs repairing and fix it up. For example, do you have any cracks in your flooring or chips in your paint? It’s important to have your home in perfect condition before the valuation.
Refresh on a budget
Some parts of your home, such as an outdoor area, can be relatively inexpensive to refresh. If there are any areas of your home that are in dire need of an update, take a look at what you could do to give your home a bit of a makeover. For example, scented candles, new throw pillows, and a standing outdoor umbrella are all rather inexpensive, and can go a long way in making your home look well-presented.

Showcase improvements
If possible, it is best to be at your property when the valuer comes to inspect. If you’re present during the inspection, you will be able to highlight some of the recent home improvements you’ve done. For example, things such as solar panels may not always be clearly visible to a property valuer, but they most definitely increase the value of your property.
Be armed with information
By offering comparable sales data to the property valuer, you can help them understand how much similar properties have been selling for in the area.
Push for an on-site inspection
When arranging a property valuation, be sure to push for an on-site inspection. There are some companies that offer desk-top valuations, but this won’t highlight any recent improvements you’ve done to your property and could ultimately lead to a lower valuation.
