As a business coach for mortgage brokers, I’ve helped hundreds of brokers simplify their marketing and grow their businesses. And now, with AI, creating impactful content has never been easier—if you do it right.

Common AI Content Mistakes
The first thing to know is that many people use AI the wrong way. They’ll ask it to write something generic like "5 Tips for First-Time Buyers," and what they get back is, well, boring and basic.
AI is only as good as the input you give it. If you’re vague or don’t provide much direction, you’ll end up with content that feels soulless and unoriginal. But if you take the time to guide the AI, the results can be amazing. Think of it like a mirror—what you put in, you get out.
Start with Your Expertise
Here’s how I approach content creation: I start with what I know. You’re the expert in your field, so let that shine through.
I usually jot down three or four key points I want to talk about. For example, if I’m writing about AI content strategies for mortgage brokers, I might outline steps like recording ideas, transcribing them, and refining them with AI.
Once I have those ideas, I’ll record myself talking about them. This doesn’t have to be polished or perfect. Just talk like you’re explaining it to a client. I use tools like Descript to transcribe my recordings or even the dictation feature on my phone. It’s super simple and ensures the content feels authentic—because it’s literally your voice.
Turning Ideas Into Optimised Content
Now, here’s where AI comes in. Once I’ve got a transcription of my thoughts, I drop it into an AI tool like ChatGPT. But I don’t just ask it to write a blog; I guide it with a specific prompt. For example:
"I’m a mortgage broker who helps first-time buyers in the UK. Using this transcription, can you write an SEO-friendly blog on how to get a mortgage as a first-time buyer? Please make it relevant to the UK market."
This approach ensures the AI understands who you are, who your audience is, and what the content should achieve.

Optimising for SEO
Creating great content is one thing, but getting it to rank is another. This is where SEO comes in. Once the AI generates the first draft, I ask it to refine the content with long-tail keywords. These are specific phrases people search for, like "How to get a mortgage as a first-time buyer with bad credit."
After that, I’ll ask the AI to rewrite all the headings into questions. For example, instead of a generic "Step 1: Check Your Finances," you could use "How Do I Check My Finances for a Mortgage?" This makes the content more searchable and helpful.
Adding Links and Personal Touches
To make the article more engaging, I include relevant links. For example, I might link to my website or resources like my YouTube channel or the Mortgage Business Mastery Podcast.
I also ask the AI to tweak the tone to make it sound conversational. A simple prompt like "Make this sound casual and in first person" does the trick. This ensures the content feels relatable and true to my brand.
Final Touches Before Publishing
Before hitting publish, there are a few final steps. I’ll ask the AI to generate a search-optimised title and meta description for the article. If I’m using an image, I’ll request alt text to improve accessibility and SEO.
From there, I upload everything to my website or LinkedIn, and it’s ready to go. Simple, right?
