How I Made $85K This Month...

Today, I want to share an incredible experience where traditional methods led to extraordinary results...

...In a digital age where emails and automated messages dominate, I turned to a timeless strategy: handwritten direct mail.

The Situation

I came across a house that was a week away from being auctioned by the bank.

The owners were overwhelmed, disengaged, bombarded with generic letters and automated calls from investors...

...I knew I needed to stand out and connect with them on a personal level.

The Strategy

1. Research and Personalization:

  • Find Homeowners That Need Help: Most county clerks have lists of homeowners going through pre-foreclosure, code violations, divorce, etc. These lists are public data and absolutely FREE.
  • Handwritten Letters: Did you know handwritten mail has almost a 100% open rate? You can do it yourself, or hire a company like PFT Leads.
  • Each letter expressed genuine empathy, offered a solution tailored to their needs, and highlighted my commitment to helping them through this tough time.

2. Thoughtful Communication:

  • Expressing Authentic Concern: Instead of focusing solely on the financial aspect, I emphasized my desire to help them retain their dignity and reduce their stress.
  • Clear, Simple Language: I avoided jargon and used clear, straightforward language to explain how I could help.

3. Consistent Follow-Up:

  • Timely Responses: I followed up with another handwritten note every month for three months, reinforcing my offer to assist. On average, it takes a person to see a letter from you 2-3 times before they pick up the phone.

The Outcome

The home owner, reached out to me. She told me that I was the only person that offered to help...

...everyone else just wanted to give low-ball cash offers (insane).

The Results

  • Identify The Problem: Because of the foreclosure, the seller declared bankruptcy and overwhelmed of the entire process. Telling me she was going to just let the bank take it!
  • Solved The Problem: I managed to speak with the banks attorney and stopped the auction. We got the bankruptcy trustee to approve the sale and paid off the seller's entire debt with the RIGHT cash offer.
  • Added Value: This was a renovation project and we brought in around $45,000 to renovate the home.
  • The Results: The homeowner has zero debt and the final sale of the property resulted in a profit of $85,000.

Direct mail may seem old-fashioned, but in the right context, it can be incredibly effective especially with new restrictions to cold calling and SMS text campaigns.
