How I Look At Investment Property Differently...

Most people who work with investors run Facebook ads, Google ads to get in front of more people.... they’re selling what stock is available or where they are making the best cut.

But that isn’t how I work, I look at property investment differently.

I trawl through real estate facts and figures looking for the next location to invest. I read prospectuses of developments from across the nation looking for the best of the best. I talk to industry specialists, researchers, developers, financiers, anyone who might have a tiny nugget of information I can add to my pool of knowledge.

As a result of all this, my finger isn’t just on the pulse of the real estate market... it’s in my blood.

Two weeks ago I came across a tiny development which has got me seriously excited. If securing the best property based on growth and returns is important to you then you should find out about it.

However, what I can tell you is this:

It’s a tiny development in Brisbane, around 13km from the Brisbane CBD. It’s in the middle of several key employment centres where hundreds of thousands of jobs are being created. The suburb is full of great restaurants, bars and cafes which attract higher income earners. There are only 23 lots in the development, and because the suburb is almost 100 years old it’s completely built out. In fact, it took the developer 5 years to get the development approved in the first place, that’s how rare it is. Most of the surrounding suburbs have a higher median value and higher historic growth rates, which means it’s poised to jump quickly thanks to the ripple effect alone.

The suburb has had strong capital growth for the past 3 years, month in and month out.

The houses are all 4 to 5 bedrooms with 2 living areas, so they’re not these tiny places you couldn’t swing a cat in, and they’re going to attract great tenants. It’s walking distance to two train stations to take your renters straight to the city centre. Plus there are golf courses, parks and some of Brisbane’s best state schools plus one of its top private schools.

Now, if you know Brisbane you might know this suburb. If you do you should be seriously excited that you can get anything in here, let alone anything new. If you don’t know where it is you should. Opportunities like these don’t come up all the time.

There only 23 lots available they’re going to be snapped up within the next 2-3 weeks.
