How I help clients in California
My law practice is primarily representation of new home builders throughout California. I also help new home builders with VA/FHA Condominium Project approvals as well as with Fannie Mae Attorney Opinion Letter for new Condominium Projects. For existing projects, I work with lenders and realtors to secure VA/FHA approvals and help management companies and Boards of Directors update old organizational documentation ("CC&RS and Bylaws") from the last century as well as this century before 2014. Why 2014 ? That was the year the new Davis-Stirling Common Interest Development Act was first effective. The recording date of the documentation is usually found in the upper right hand corner of the first page of the recorded CC&RS.
I have Master Management Documents ("MMD's") on file with and approved by the California Department of Real Estate ("DRE") for all types of new home developments. Having MMD's expedites DRE approval of the documentation. In addition to working with the Builder Services Departments of Chicago Title and First American Title, I work with CALIFORNIA BUILDER SERVICES that primarily represents new home builders in securing a Public Report for all new projects with five (5 ) or more Units/Lots with a required HOA.
I also prepare documentation for small infill projects of four (4) Units or less where a Public Report is not required. I continue to receive referrals from title insurance company representatives whose client has either an easement or an encroachment matter in need of a timely responsive from an attorney. I file LLC-1 forms with the Secretary of State in California and also prepare Operating Agreements for limited liability companies (LLC's).
One of my clients remarked he liked working with my office since he can easily reach me directly on a telephone. He did not have to navigate through an operator and/or an assistant nor identify himself and/or the purpose of his call. Another client liked I was not in a tall building with a lot of people running around. Well, I am in a tall building (One America Plaza, San Diego, CA), there are just not a lot of people running around.

Please note I am an attorney licensed to practice law in California. I have a California Bar membership number assigned by the State Bar of California upon admission to practice law in California. You can determine whether a person is a "licensed attorney" by going to the State Bar of California's website and typing in the person's name. You can also type in the persons' state bar membership number to confirm he/she is a licensed attorney authorized to practice law in California. If the State Bar of California website provides no record of either, the person may not be licensed to practice law in California. Unauthorized practice of law in California without a license is illegal.
California does not have reciprocity with other State Bar Associations. An attorney licensed by another State cannot practice law in California without being admitted to the State Bar of California.
