How a Homebuyer’s Realtor Plots Out Your Real Estate Journey to Save You Time & Money!

The following is an overview of the steps we’d take together during your home buying journey should you decide upon me as being your REALTOR? Home Buyer’s Representative and fiduciary guide.

Step 1: Conduct a free, no strings attached, initial consultation.?During our first time together, either from a distance virtually or in person, I’ll gather information to guide your search for the home with characteristics and locations you specify.

I’ll?listen closely to learn your wants and needs about such things as what features you’d like to have, the style of house, and the areas you’re most interested, and thereby able to best guide and represent you.?

Also, I’ll identify the properties in the price ranges you’ve qualified for buying, and which the current market place has to offer for you in particular.

Step 2: Get pre-qualified or pre-approved for mortgage financing.?If you’re financing your purchase, it’s beneficial that you contact a mortgage lender to at a minimum get pre-qualified. This way you’ll know approximately what home price ranges you’d be deemed are affordable. I’m able to recommend lenders which pre-qualify without any obligation.?

Even more beneficial would be to become pre-approved, which would strengthen your buying offer credibility, and be better positioned for having your offer accepted.

Step 3: Find properties worthy for your buying consideration.?Once I’m aware of your specific needs and wants and know what price ranges we might look at, I can then show you the best available homes accordingly.?If we don’t find the home you think is right for you, we’ll keep looking until we do. I’ll keep you informed about the most current inventory available, and will promptly pass on this information to you.

Step 4: Prepare and present an offer to purchase.?Upon you’re finding a home you want to purchase, I’ll draft the purchase agreement and advise you about protective contingencies, customary practices, and local regulations. I’ll present your offer to the seller and the seller’s agent. The seller the has the following options:

Reject your offer.?We’ll then together reassess whether to make another offer or move on.

Counter your offer.?My awareness of your wants and qualifications will enable me to represent you and negotiate on your behalf in the best ways possible. My negotiating skills and knowledge will benefit you in concluding a finalized purchase agreement.

Accept your offer.?If your offer is accepted, you’ll need to provide an “earnest money” deposit, typically from 1 to 3% of the purchase price. This money is held in an escrow account and is applied at closing to the down payment or closing costs.?

Step 5: Perform your offer contingency activities.?Once your offer is accepted, this is the time allowed within your purchase agreement to obtain financing, perform inspections, and satisfy any other contingencies to which your purchase is subject. Most common contingencies include:

-Approval of the seller’s transfer disclosure statement.

-Approval of the preliminary title report.

-Loan approval, including an appraisal of the property.

-Physical inspections of the property.

-Pest inspection and certification.

Step 6: Purchase homeowner’s insurance and flood insurance (if required) and transfer utilities.?I’ll coordinate between your insurance agent and the title officer to make sure your policies are in effect at the closing.

Step 7: Deposit down payment and closing costs into the escrow account.?When all of the conditions of the purchase agreement have been met, you’ll sign all of your loan documents and closing papers. You’ll need to deposit in advance of the closing date a cashier’s check or money wire transfer for your down payment and closing costs to the escrow account.?

Your mortgage lender will deposit the balance of the purchase price. The deed will then be recorded at the county recorder’s office and you’ll take ownership of your southwest Florida home.
