Moving to a new place can be an emotional experience. The transition to a new home can be stressful, and bring a sense of vulnerability, especially if the move is to a new area. The uncertainty can be even greater, if the tenant had a bad experience with their previous landlord, or property manager.
You may ask, Why should I care? Part of the responsibility of being a landlord, or property manager, is to make tenants feel comfortable in their new home. After all, it’s the right thing to do. HERE’S WHAT TENANTS WANT TO KNOW
It should be expected that anyone placed in a new environment is bound to ask some questions. This applies to tenants too. It is understandable that some may even become quite apprehensive at times. If you think about it, they’re giving their trust to a landlord that they barely know, and probably just met.
CREATING A GOOD LANDLORD-TENANT RELATIONSHIP
Communication
Communicating with your tenant is key to building, and maintaining a good landlord-tenant relationship. As the landlord, or property manager, you need to keep your tenant informed of any changes to the property. Be open with your tenant, and make them feel comfortable speaking with you. Strive to always be courteous with your tenants, even if they are worked up over some issue. Being respectful to your tenant, will promote getting respect back, and does not allow anger to deflect from any issue at hand.
Responsibilities
The lease should be very clear on what the landlord is responsible for, and what are the tenant’s responsibilities. A tenant’s understanding of their responsibilities can alleviate headaches. When the lease plainly spells out the tenant’s responsibilities, everyone knows the expectations.
Checklist
Have a checklist of the property completed before the tenant moves in, and when they move out. This will show the current condition on the property…are there any items that need to be repaired before move-in?…was there any damage at move-out?
Building Credit
Many renters have hopes of owning their own home someday. Helping your tenants with information on how to build their credit, can build a lot of good will. Knowing you are helping them can make for a better tenant; one who will take care of the property, and minimize damages.
Be the friendly and attentive landlord
If you provide professional care to your tenant, they will feel much more comfortable, and know they made the right choice in placing their housing needs in your hands. Staying attentive to the tenant, and the property throughout the entire lease will strengthen your landlord-tenant relationship. Don’t be all helpful, and attentive at the beginning, just to get the tenant in place, and then become an absentee landlord. This will destroy any good will you created.
