As a commercial broker and investor who has expertise in a very specific niche, I have many people vying for my time, all the time.
It's up to me to determine whom to spend my time with and who is a "taker," AKA... someone that is better suited for someone else. One of my close acquaintances, Jerome and I have a book club together, and we are reading a book on sizing people up. It's by Robin Dreeke, I highly recommend it.
Below are the steps I naturally take to decide on whom to spend time with and do business with.
Steps to take:
- Value alignment - my top strength is individualization and is defined as follows: "People exceptionally talented in the Individualization theme are intrigued with the unique qualities of each person. They have a gift for figuring out how different people can work together productively." It comes naturally to me to figure out who is in it for only themselves, and who is looking to build a long term relationship. Think about the one thing that you value the most, are you willing to give that to others? For example, a syndicator might value his equity relationships the most, is he willing to share those relationships? Hmm.....I know I have..
- Do the person's CURRENT actions align with their words. I simply put them through a small "test" or hoop to see if they can respond and not react. I ask them about tough scenarios or situations they've been in or had to deal with, and listen to their response.
- Watch for consistency. Do they show up on time, prepared, and ready to work? Do they have new/interesting ideas we can brainstorm on together? Are they using the phrase of the week, and when you ask them to elaborate, they can't?
- Get the yellow lights out upfront. Don't try to make something from nothing. Don't try to change others. There's too many motivated, inspiring, driven and empathic people out there that you can work with. Go find them.
- Meet face to face. I can learn more about you in 5 minutes face to face than I can over 5 months on the phone. Don't believe me? Then come visit.
