How to get FSBOs and Motivated sellers 3.00 per lead
Alright, Gents and Gentettes (I made that Up) The Clumsy King is here, and I'm going to drop a few jewels so get ready to pick them up. This is for the realtors and investors. This is not for noobies who use FB ads. This is an advanced marketing strategy for FB ads going after FSBO's. It will require a bit of work but not too much. So if you want the easy stuff on how to use ads manager? Go watch some scrub on Youtube. Now let's get to this.
Step 1: You are going to use a home sellers guide as bait to attract people that are trying to sell their home and failed. They are going to want to know how to sell their home. (makes sense right?)
Step 2: You are going to make a video, and the objective of this video is not to sell yourself but offer value. Stress that the reason their home didn't sell not because of the market but, the marketing. (people tend to blame other things as opposed to themselves for failure) Make sure you're doing nothing but value because obviously, they are jaded to using realtors because they tried to sell their own home. When you do it like that it builds trust. That's all you really need to do to get those leads. (easier said than done I know)

Step 4: Now we're going to build our FSBO list for targeting. If you don't have one already go to forsalebyowner.com or go pull the emails phone numbers and address from Zillow. Now if your lazy you can pay for a list on landvoice.com (wouldn't recommend it tho they tend to be shit.)
Step 5: Your gonna need excel skills for this. Format all that info to csv so that Facebook can read it when you go to set your targeting. Can't really help you on this part find someone who can if you cant.
Final Step: Now when you're doing your targeting don't input any targeting options except for sale by owner. You are just going to go to bulk locations input your list from excel and targeting 1 mile. You want to set it to wifi only so you can keep your CPC down (cost per click). Oh, yea be sure to exclude all realtors and people in the industry. The competition WILL steal all your shit! The whole campaign TRUST ME.
Again, you might start doing this and realize what about this and that? This is strictly the strategy used to obtain FSBO's
(You might be realizing that there is more to Facebook than boosting post if it was that easy everyone would be rich).
Welp that's it, guys. You can make an easy 50k at the very minimum in commissions and flips for the year once you set this up.
