How to get a buyer up to their highest price in a tough market

The process for getting buyers up to their highest price is very important at all times; none more so than in a tough market.

In particular when you know you only have one buyer and your gut feeling is that if you don’t handle this correctly it may take a long time to find another buyer.

When you get this process wrong it can time wasted and missing out on a fee that you have worked hard for.

When you get this process right you will put many more sales together and your income will reach new levels quickly.

One of my coaching clients was struggling to get buyers up from their initial offer. Once he followed what I am about to share with you, his sales have improved dramatically.

You have to be patient, understanding and lead the buyers to their highest price.

Always remember the saying “this is just going to take a little longer”.

Your mindset has to be one of service to the buyers, while always acting in the best interests of the seller.

When you arrive at the purchasers home with the counter offer, follow this nine step process:

1. Be upbeat and positive.

2. Get to the point.

3. Shut up.

4. Give them a good listening to.

5. If they are reluctant to raise their offer do a balance the facts chart.

6. Present the cost of not buying to them.

7. Break the difference down to the ridiculous.

8. What if the owners can’t afford to accept this figure what will you do?

9. If you say no to improving your offer, nothing will change. If you say yes, you can enjoy Christmas in your new home.

Have you ever noticed that when children or grand children want something, they just keep asking in all sorts of different ways and they can be very creative can’t they?

The same applies when you are asking a buyer to improve their offer.

You have to be like a child who never gives up.

Sometimes you will try many things until the buyer finally sees that it is right for them to proceed to own and enjoy their dream home.

Never take any short cuts when you only have one buyer on a property in tough markets.
