How To Get 200 Leads For An Open House

ATTENTION REAL ESTATE FOLKS: Ok Guys, I want to share a strategy that I used to have a successful house campaign utilizing Facebook ads. Gonna give ya some game!!! So what your looking at are the 200+ leads I gained by spending only $60.00.

I'm going to walk you through the process so you can gain the same results I did. So if you're saying FB ads don't work, I'm going to give you a marketing strategy. Ads are much more effective when you execute a plan. I'll explain..

What you're going want to do is run a brand awareness campaign (it's much cheaper) you are going to set the impressions to 8. (people will see your ad 8 times) That way you won't be dealing with cold leads when you run your open house campaign. What you are going to do is tell people briefly who you are and have a link with a call to action to buyers guide. (don't ask for email or anything, just give it to them to build trust). 


Next, you are going to create a custom audience for all the people that interacted with your ad. ( So now you know all the people interested in buying a home and now familiar with your brand and see you as an authority- (warm leads). Then you run retargeted ads to them from the custom audience you created. The trick for keeping your ad spend low on ads is to have a good offer. (You will pay more, in the long run, running ads that no one cares about.) The Facebook Pixel tool is used for tracking those that take your guide.


Now for the open house campaign, we crafted an ad with the offer EXCLUSIVE VIP open house with food and drinks etc... for those that sign up. This approach will attract more buyers to engage and connect with you. Ultimately lead to a sale of the home. We tracked the walk-ins and we had 125 people show up for the open house event and the home was later sold. Oh, Yea I forgot to mention what kind of ads... you use video. The algorithm and people favor videos. I mean sure you can get away with an image but you'd be shooting yourself in the foot. Especially if you don't have a big marketing budget.

Now if you read this and you are like wth is he even talking aboout. You need to leave marketing along and let a professional do it.
