From the moment you make the decision to build a new home, there are many factors to consider. At Southern Vale Homes, we take the building process seriously so you don’t have to.
Working with you every step of the way, Southern Vale equips you with all the information you need so that you understand exactly what is going on with your build. We are seasoned pros, which means you don’t need to worry and you can just enjoy the process of building your new home.
Our carefully curated SELECT process is designed to give you all the details within each step, resulting in the outcomes you want for your final build. This process provides a solid foundation for our partnership to be a successful one.?
SELECT provides clarity, quality and accuracy in each step of the building process, from the big stuff to the little details.?
Let’s delve into our SELECT process and how we have designed and constructed so many of our clients’ beautiful new homes that are built for living.
Style
Starting off with Style, Southern Vale Homes will provide you with expert advice and insights into what your new home could be. We research the area and visit the site to maximise your land potential.?
After attending the initial design consultation, Southern Vale will provide you with your new home estimate, plus the initial drawing to ensure you are happy with what is being proposed. We give you the option to adjust the plans to achieve the ultimate dream home, suited just to you.?
Our preliminary works are $2,500 to cover essential land documentation. Southern Vale will then provide you a contract of sale and any other land documents required.?
Evolve
Onto the Evolving stage, Southern Vale orders a soil test, survey and the preliminary Council information. This stage of the process also involves booking your selection day at our Evolve Studio.?
Our experts will provide a new home style experience, where our talented team will present preliminary drawings, elevations and cabinetry for your approval.?
After attending your meeting and finalising your dream design, you can attend your selection day and personalise your home just how you want!?
Locate
This stage involves finalising the selection paperwork. During the Locate stage, Southern Vale prepares final drawings for your land and presents your contract price.?
If required, we then submit an application for the developer approval and confirm all of your agreement details.?

Engineer
This is the stage where the ball really starts rolling. After arranging all the contract documents, Southern Vale then prepares the construction drawings and engineering.?
The Engineer stage also includes attaining an energy assessment and a building permit. Southern Vale orders the required materials and begins preparation for construction.?
We then sign the contract and you pay your 5% deposit (less prior payments). You are also provided the unconditional finance letter of offer.?
Construct
The Construct stage is where the magic starts to happen and we can see physical results! You will meet your site supervisor, receive regular construction updates and attend relevant on-site meetings.?
Southern Vale starts the site meeting, and the construction of your new Southern Vale Home begins!
Transfer
The final stage of our SELECT process is of course the most exciting. You will attend the final walkthrough with your site supervisor and provide final funds.?
Southern Vale hands over your keys and all the relevant documents to your new home and you can celebrate!?
After three months, Southern Vale will attend a three-month home service to ensure everything is going smoothly.?
