How do you fund a Note Investment?
Most people who want a stable investment turn to IRA's for their investment vehicle. You have your traditional IRA and a Roth IRA that can invest in bank CD's, the stock market and mutual funds. But did you know that you can also use your IRA to purchase real estate? This is done using a self-directed IRA. Self Directed IRA's enable you to purchase notes, homes, land, tax liens, companies, etc. while receiving tax-deferred/tax-free profits. Simple, right? Not so fast. There are certain rules that the IRS has created to govern these accounts.
- You cannot purchase properties already owned by you or a disqualified person. The IRS does not allow transactions to happen with your linear family members. Basically who created you, and who you created would be disqualified.
- You cannot have "Indirect Benefits" from property owned in your IRA. You cannot rent yourself a room for your office or purchase your vacation home.
- You can purchase real estate without 100% funding for your IRA.You can purchase property in more ways than just an outright purchase of the full amount. These options include using undivided interest and partnering with others.
- Real estate expenses must be paid from your IRA. All property taxes, condo fees, maintenance, etc. must be paid directly from your IRA.
- Real Estate Income must return to your IRA.
Self-directed IRA's also provide the benefit of asset protection and estate planning. While Self-directed IRA's may seem like a new craze they have been around since 1974. These types of IRA's are not offered by all traditional firms but that does not mean you cannot still invest. Switching your IRA from a traditional or a Roth IRA is as simple as switching your adviser (such as Quest, Equity Trust or Midland IRA).
