Forbes:?“The Hidden Investment Opportunity In Electric Vehicles? Commercial Real Estate”

A potential untapped market when it comes to commercial real estate investing? Electric vehicle (EV) chargers.

There’s certainly a case to be made in this situation. As Forbes reports, 2021 proved a monumental year for Tesla, quickly transforming a bankruptcy candidate of a company into the most valuable car manufacturer globally. The demand for EVs rose drastically – and, if the future of EVs only gets hotter, then EV charging stations could be an avenue for CRE investment opportunities.

Long story short, there are but 40,000 public charging stations that have been registered with the U.S. Department of Energy. In sharp contrast, America now boasts 1.6 million EVs. So, how does this demand apply to commercial real estate? Drivers eager to charge their EVs translate to on-site, real-time customers for retail and other commercial locations that have chargers. With a charge time of 15-20 minutes for EVs, dwell time for EV drivers is likely going to be much higher than the drivers who take 2-3 minutes to fill up their cars with gas. That dwell time can be a profitable variable – and EVs can be at all sorts of locations, from malls to convenience stores and more.

The pandemic led to an enormous amount of change – for so many different facets of society, to so many different degrees. Today, we still see and experience the aftereffects in a variety of ways. For working individuals, the pandemic changed the “office” as we know it. Beyond the literal work-from-home mandates, many individuals experienced negative effects in terms of mental health and emotional wellbeing.

Today, companies may seek to establish normalcy in the workplace – however, the reality is that the workplace may never look like it did, pre-pandemic. With this in mind, Fast Company prescribes some means to drive work-life balance at your company. First, acknowledge employees’ external commitments – these commitments may come in the form of caregiving for a parent or relative, school or daycare drop-offs/pick-ups for the kids, and/or more. Next, rethink the definition of work – consider a “core hours” policy and don’t overlook flexible days (a hybrid model and/or the option to work from home or the office may be effective for both the company and the workforce). Finally, implement programs and benefits that truly reflect employees – looking beyond the “standard” set of benefits may prove powerful in making current employees happier, retaining talent, and attracting new hires.
