How to do due diligence before purchasing land in Rwanda?

There are six main factors to consider before buying land in Rwanda, although these same factors may be applicable in any other land transaction in any other east African Jurisdiction.

  1. Determine the purpose: first and foremost it is very important to know what kind of activity you want the land for, if that land is for building a factory, school, hotel, commercial house , firm or personal residential home ? Knowing the intention as to why your purchasing a particular piece of land, will make the purchaser acquire land fit for the purpose.
  2. Make inquiries: At the climax point of finding the actual piece of land that matches your intention, check with the land management body in Rwanda to confirm if the land is free from encumbrances, this will make the purchaser make aright decision on whether to buy or not.
  3. Check the zoning of the area land use and the prevailing regulations: when the purchaser get to learn about the area zoning and regulations, He or she will make a proper decision as to whether the intended purpose of buying is in line with what has been observed through checking.
  4. Inquire for environmental impact: The issue of environment is very important to consider, most of the time land buyers have been misled by an professional land dealers and they end up buying in wet lands, riverbanks and in forest reserves, confirm before buying on whether your transaction is secure from environmental climes.
  5. Do preliminary survey: A survey will help the buyer to know all the invisible details about the land such as clarifying on boundaries, the size of the property and shape, whether it is encroaching government reserved areas such as road reserves, forest reserves and recreation grounds .These findings will give the purchaser make aright decision on whether to buy.
  6. visit the land on sale personally: Visiting the land in person will help you to observe other negatives or positives on that land to enable you think other ways before concluding by paying and signing the contract .

If those factors are fully considered before any conclusion of the buying and selling, the buyer will be more safe from regrets and future court litigation.
