How Buyers Find Homes

When I represent sellers my job is to find someone to buy their house, plain and simple. So the question is how do buyers find houses? Today a buyer’s journey starts on a mobile device either a phone or tablet. They use mobile apps to help them find homes in the areas they are interested in. What’s great about this is that this can be measured and tracked using those same apps. Here are two examples from a tracking sheet I used for a client’s home last Summer: 

This allows me to track how many times the home was viewed, where they viewed it and how people have saved it on each site. Valuable information for interpreting how the market is reacting to the value proposition of the house relative to the rest of the market. I have benchmarks I use for reference to put this into context for my clients such as average days on market, average list price to sales price of comparable sales and how many showings to expect before getting an offer. If those numbers aren’t being hit then it is a good indication that either price, condition or both are off. This is valuable information that I communicate to my clients each week especially in the higher price points where there are fewer showings. This is critical information to help get a house sold for the highest possible price in any market.
