I’m a very lucky person to partnership with Key my husband for business and almost inseparable since the day I dated him in Mississauga high school on May 29, 2021.

It’s been 20 years and now we are married with our 9 year old son Lucas and operating interior renovation and old home retrofitting business for almost 10 years. We also investing houses, renovating them either flipping for profit or holding them for long-term cash flow. We could oversee the project or work on independent trade need customizable to individual project. Having In house electrician and preforming most of plumbing work us to save client time and money. We also partnership with various well established trade professional like Havoc technician,landscaper and hardwood installer for whole sale for whole sale pricing to pass on to our client.

I always appreciated arts and design towards modern minimalism style to incorporate into the renovation. By working with most renown developers to pick up inspiration and trade trends.

In this article, let’s focused on the renovation during the pandemic: how to renovate during the difficult times.

It’s not surprised that price of renovation is greatly inflated for couple of reasons:

1.       Interruptions of the global supply chain of shortage in all products.

2.       Make sure to call ahead to check inventories before ordering.

3.       Non essential factories workers and Government CREB contribute to Labor shortage in trades business.

4.       It takes 3 times or even longer for people to get permit

With muted second round of lockdown, The market of the condition is getting worsen and I’ll talk about easier solutions.

1.       1 Selecting property with “good bones” which means good layout that’ll avoid removing the load bearing walls and change the location of plumbing (bathroom / kitchen). 

2.       You could save to time and money to avoid the building permit especially during the pandemic it could take 3 times longer to book the city inspector.

3.       Paint everything off white.

With over 6 months of gloomy winter month, no wonder Toronto of called city of Gray! 

Light is premium and painting is off white to brighten up the space is the most cost friendly way.

Budget: 

Depends on how big of your covering area and Selection of your paint, and also the prep work, like patch the nail hole, sanding the uneven surface, the work could be overwhelmingly time consuming. Make sure to consult with your contractor to have a breakdown of their works in details. 

Plan your lighting ahead!

Lighting is hand-to-hand with Change mood and aesthetic, good example is to install multiple light sources in most well lit room in kitchen and dining room. pot lights , under the cabinet lights , chandelier and wall sconces to adjust eye level heights to enhance the mood.

Make sure you don’t overkill by just installing one source of lighting like pots lights , it tents to make the room look startle and too much glares.

There are so many tips you could save money on renovations and you could achieve some effect by planning ahead of times with professional contractors.


Budget: 

Simple pit light cost around $75-$100 each and installation of chandeliers is around $100-$200, it could be couple thousand to change the location of the exiting lighting or add more switches.

Running Wires could involve open up wall and patch them back later. Keep all the measurements and instruction of your lighting to show electricians.  

4 changing the flooring 

Choosing the material:

For your own home: usually clients choose hardwood and engineering flooring for their own home and laminate or vinyl plank for investment property.

Engineering flooring VS hardwood flooring. Currently the engineering is way to go with humidity and temperature fluctuation, it’s stability make it less prone to swell or warp.

With improvement of manufacturing technology, engendering flooring could be less expensive than hardwood.

For more budget friendly options, there are laminate and vinyl plank.

Some of them look extraordinarily real and durable.

It’s a great option fir rental property , condo and basements. Vinyl plant is designed to be waterproof so could be used in the washroom and kitchen area.


Installation and budgeting:

I would suggest to hire professionals to installer if you are just amateur, this is not an area for DIY project. Select professional installer could cost about $1.2 - $1.5 per / square foot, it costs about $3.5 - $7 for the hardwood flooring; so total budgeting should be soured $5 -$10. Laminate and Vinyl plank are half the cost.

Lots of people try to DIY project and I would recommend start with paint and small project, leave the electrical and plumbing work with professionals.
