January commencement data shows homebuilding?off to a strong start in 2024?

On 22 February, the?monthly data on the number of Commencement Notices for January 2024 was published.?

Key findings:?

  • 3,357 new homes were commenced in January 2024.?
  • This represents?an increase of 59% on January 2023 (2,108 units).
  • This is the?highest number for January?since records began in 2015.
  • It is a?6% increase on December 2023 figure.

Respond welcomes over 180 tenants to their new affordable homes

Approved Housing Body Respond currently has over 1,500?social and cost rental homes under construction, with almost 3,000 more on the way.?

This month, new tenants were welcomed to a 183 beautiful new homes at two separate developments in Baldoyle and the Long Mile Road in Dublin.?

These?homes were delivered in conjunction with the Department of Housing, Heritage and Local Government, the Housing Agency and the Housing Finance Agency.?

Over 350 new homes for Galway City?

On 19 February, Minister O'Brien was in Galway City to mark two?new exciting developments that will deliver more affordable homes to Galway City, including the city's first cost rental homes.?


Sod turned on Galway's first cost rental homes??

Minister O'Brien turned the sod on?Tuath Housing's?groundbreaking development that will introduce Galway’s first cost rental homes.

Tuath’s has already?successfully delivered over 370 cost rental homes, with an additional 1,500 homes in the pipeline.?

3-acre site with potential for 250 homes transferred to LDA

Minister O'Brien also formally announced the transfer of a 3-acre site at Galway Harbour to The Land Development Agency. This site has the potential for more than 250 homes at a great city centre location.?

Taoiseach and Minister O'Brien turn sod on new?300 affordable, cost rental and social homes

Taoiseach Leo Varadkar and Minister Darragh O'Brien turned the sod at Churchfields, Mulhuddart, Dublin 15 on 2 February.

The development will include 300 affordable, cost rental and social homes. In addition to the homes, the project will include a crèche, local community facilities, retail units, and extensive public green spaces.

The first tranche of these homes is expected to be ready in 2025.

New Land Development Agency projects aiming to deliver 500 more homes in Dublin?

The Land Development Agency (LDA) is a?State-sponsored body?whose purpose is to maximise the supply of affordable and social homes on public land.

In February, they launched two projects in conjunction with Dublin City Council (DCC)?with the potential to?deliver over 500 new affordable homes.

LDA and DCC to build 146 homes in Coolock

Earlier this month, the LDA and? DCC secured permission to build 146 new homes in Coolock in Dublin 5.?

Construction is due to start this year and the?development will include 13 social and 133 cost rental homes, as well as new community, cultural and open spaces.?

Community engagement launched?on major Dublin 12 housing project??

Also this month, the LDA and DCC?launched a process of engagement with residents, community groups and businesses in Dublin 12 to inform the design of a new social and affordable housing development in the area.

The project aims to deliver up to 410?social and cost rental homes.

More social and affordable homes becoming available to rent and buy

A central pillar of Housing for All is to increase delivery of different forms of housing to meet different housing needs. This includes new homes to buy or rent at below market rates as well as social homes. New cost rental and affordable housing developments have been launched recently with others opening for application shortly


Latest Geodirectory report notes continued fall in rates of vacancy and dereliction

The number of vacant and derelict properties across the country continues to drop according to the GeoDirectory Residential Buildings Report Q4 2024, which was published at the end of last month.

The report found that:

  • the national average vacancy rate has dropped below 4%.?
  • this is?the lowest recorded by GeoDirectory since reporting started in 2013.
  • the number of derelict residential address points fell by 7.9% in the twelve months to December 2023.

Update: Planning and Development?Bill?

The Planning Bill which was published last November is now making its way through the Oireachtas with both Ministers O'Brien and O'Donnell attending and speaking at committee stage of the bill this month.?

The Bill will be?the cornerstone for Irish planning for the coming decades and will help expedite planning and housing delivery by bringing:??

New social homes opened in Ennis

As well as working with large Approved Housing Bodies (AHBs) and the LDA, we also work closely with smaller or Tier 2 AHBs? who work on local smaller scale projects.?

On 16 February, Minister O'Brien was in Ennis, Co Clare to officially open 18 new social homes developed by?one of the Tier 2 Housing Bodies, The?Inis Housing Association.

Speaking at the opening,?Minister O'Brien said,?

“This is not my first time in Clare and it won’t be my last....we have 609 new social homes in Clare and we’ll add a lot more.


First tenants move into new cost rental homes in Castletroy

On 12 February,?Minister of State for Local Government and Planning, Kieran O’Donnell?launched 57 new Cost Rental homes in Castletroy, Co. Limerick.

Circle Voluntary Housing Association acquired 113 homes from builder Cairn at The Mills in Castletroy,?57 of these homes are?cost rental, with another 56 social homes being provided.

These 113 homes, falling within the larger context of a 224-home site, were designed to flexibly cater to a wide spectrum of housing needs offering 2 and 3-bedroom A-rated terraced and semi-detached homes.??

New energy efficiency guidance to support upgrade of older buildings?

Malcolm Noonan, Minister of State for Nature and?Heritage has launched new guidance to support energy upgrades in traditional buildings.

The guidance will greatly assist in the regeneration of historic buildings in our towns, cities and countryside, enabling disused or underused buildings to be brought back into use.
