“You can dream, create, design and build the most wonderful place in the world, but it requires people to make the dream a reality.” – Walt Disney
Dick Portillo purchased a trailer lacking running water and improvised by using a garden hose to supply water to it. However, he soon discovered that selling hot dogs required more than simply boiling water. Determined to succeed, he embarked on a mission to gather intelligence on rival businesses and their supply chains.
“Lots of people want to ride with you in the limo, but what you want is someone who will take the bus with you when the limo breaks down.” – Oprah Winfrey
During the 1990s, he expanded the company's revenue to $50 million, a remarkable feat indeed, considering the abundance of hotdogs sold. Finally, in 2014, he made the monumental decision to sell the company for $1 billion to Berkshire Partners, a Boston-based company with a staggering worth of $24 billion.?
For years, our children have been adamant about purchasing their chocolate cake for birthdays, and before you know it, you'll be doing the same. Now, all I can hope for is that they make sure that delightful chocolate cake is readily available in local grocery stores. It's a conversation that arises without fail each birthday. Their standout menu item, in my opinion, is their chopped salad; it's incredibly delicious – tastes even better than killed lettuce.
Whenever my wife suggests going to Portillo's, my answer is always a resounding no. There's just something about going there that makes me feel like Ignatius Riley from "A Confederacy of Dunces" – it's impossible for me to stop at just one hotdog.

With 86 locations already established, their ambitions for expansion are significant. Portillo's aims to open over 900 additional locations in the next twenty years, with their stores already present in 10 states.
Dick Portillo's agreement with Berkshire Partners enables him to purchase the land and subsequently lease it back to the new Portillo's locations, a tactic employed by McDonald's Corporation and Chick-Fil-A.
Regrettably, Portillo's does not provide franchise opportunities. However, Chick-Fil-A does offer franchises at an incredibly low rate of $10,000. This is quite favorable compared to Wendy's $50,000 fee or McDonald's $45,000 fee. Moreover, Chick-Fil-A has consistently been awarded America's favorite fast-food restaurant for the past eight years. While I haven't personally dined at Chick-Fil-A, I've heard nothing but positive reviews.

Many individuals overlook the true concept model behind businesses like Portillo's. It's no longer solely about selling hotdogs; it's akin to a carwash in real estate. The objective is to establish a business on the land, securing its value appreciation while generating revenue to cover expenses and ideally turn a profit. This real estate asset can then be leveraged to secure financing for additional locations, creating a lucrative opportunity.

A highly effective strategy for national expansion, and one that holds significant promise for street food, is for Portillo's to consider placing their product in ballparks and stadiums. This approach allows for the establishment of a local customer base prior to investing in brick and mortar locations. In today's landscape, it's imperative to sell a significant number of hotdogs to offset operating costs.
