Home Staging with Feng Shui

20 years ago you may have found it difficult to find someone who focused on the concept of “home staging”. Now you have many schools and philosophies on how to get the job done.
There is no dispute that staging a home is very beneficial in getting a home sold, and sold faster. The cost of home staging can differ greatly, depending who you choose to help you.
As a certified home stager of many years while I was an active Realtor, I know it can decrease the time on the market and the stress (and yes the frustration). When I “discovered” Feng Shui, I found an easier and a greatly, less expensive way of accomplishing the task.
There are many facets to using Feng Shui on a house that is for sale, but I wanted to pass a few ideas you can incorporate directly to your homeowner to look like a hero today!
Feng Shui “home staging” involves making mostly small changes inside and outside a house. It considers the use of color, contrast, ease of flow, bringing about balance in the most important rooms, correctly considering the 5 senses, and exhibiting great comfort.
Create an Inviting Entrance with Plants. Homeowners should place cozy doormats and 2 plants in identical planters on each side of the mats. They should choose large mats…as small ones create a constricted or limiting feeling. Pots should be rounded and be blue or black. The planters should have vibrant color and not be all green.
Declutter the Kitchen. A kitchen should be immaculate and clutter-free. The counter-tops should be clear and the cabinets and drawers clean. Home buyers are bound to look inside cabinets and drawers as they inspect a home. Sellers should get rid of half (or more) of the cutlery and appliances to make the space look roomy.
Food symbolizes wealth and abundance in Feng Shui. Homeowners should display fruits, flowers, and even live plants in their kitchens. Oranges and apples are preferred because of their beauty and shape. They should be piled in a bowl to exude success and kindness.
Position Comfy Seats at Entrances. Everyone loves comfy seats. They comfort users and make them feel at home. (What a great 1st impression!) Sellers can invite positive energy into their homes by placing cozy seats near entrances. If the seats are not located near the entrance, there should be a clear path leading to them.
Feng Shui furniture should be devoid of sharp edges or angles. Sharp corners like those found in bookcases and open shelves cut the energy as they act like knives. To soften edges, sellers should add comfortable and cheerful adornments with rounded edges, add some plants, or move the items.
Improve the View. Create a beautiful view by cleaning all windows until they sparkle and dusting all the doors and around the door frames. Don’t dismiss the importance of the view from each window!
Get Ready to Go. Pack up five of your most treasured possessions and seal them in a moving box as a symbol you are ready, willing, and able to move! This helps with motivation and tells you…”I’m not changing my mind”.
Organize Bathrooms. Bathrooms should be sparkling clean and neat. Messy ones only intensify the negative energy in the area. Doors should be closed and toilet lids kept down. Toilet lids and drains remove the positive energy from a bathroom so they should be covered when not in use.
Choose a Relaxing Theme for Bedrooms. Bedrooms are places of relaxation. Sellers should remove violent artwork and any items with hostile energy as they sap the energy needed to rejuvenate. Electronics, office furniture, and exercise equipment should be removed. Beds should be the biggest furniture pieces in bedrooms. They should not face doors or be placed under windows. Their headboards should be placed against walls allowing users to see the doors indirectly.
These ideas are just a tip of the iceberg. You can actually hand an itemized list with what needs to be done, and the owner could often handle everything themselves.
Feng Shui is a simple, but common sense, way to give off the right feeling in a home for sale. And one great outcome from including your client in a Feng Shui transformation…they will never forget you…or how Feng Shui made them feel!
