Signature Living has come a long way since our first development in 2008, where we had just one apartment on Victoria Street and a vision to offer guests an unforgettable experience.

Our journey since then has been an incredible roller-coaster and we are now one of the most exciting and largest luxury accommodation providers in Liverpool, offering guests an experience they’ve never had before.

We operate four city centre hotels in Liverpool, including the historic 30 James Street Hotel and The Shankly Hotel on Victoria Street which have become a landmark destination in their own right. We have successfully taken the Signature Living brand across the UK with developments in Cardiff, Belfast and Manchester and developed our heritage hotel portfolio with some of the UK’s most iconic and historic buildings under our development. I like to furthermore think that we have been at the forefront of the party accommodation wave and set trends which many developers would have never considered. Signature Living breaks away from the ordinary, offering luxury suites with unique décor and spectacular amenities in the most incredible city centre locations.

Since launching, we have revolutionised the way hotels are designed, built and occupied. All assets including builders, architects, quantity surveyors, marketers and sales advisors are in-house, which ensures that we are in control of every aspect of the build and thereafter the running of the property.

As a result, we can reduce timescales ensuring investors see a quicker return on their investment with Signature Living. We have always been funded by private investors, and I believe we offer one of the best investment plans currently out there. This really is what makes Signature Living’s investment model so different to others, we offer a buyback opportunity of 108% of the sale price during years 3-10 and offer an impressive return on investment.

Name: Loyola Hall

Loyola Hall is a magnificent 19th-century country house situated in the Merseyside suburb of Rainhill.

The Grade II listed building was formerly home to the Society of Jesus until its closure in 2014 and has since been used in partnership with Camelot for residential use.

Our plans for Loyola Hall include transforming this iconic landmark into a wedding and events venue where it can be enjoyed and appreciated by the local public once again. Providing jobs, tourism and a place of interest, Loyola Hall is set to be transformed to its former glory.

 

Name: Kingsway House

Located in the heart of Liverpool’s city centre, Kingsway House is a former office building that is soon set to be transformed into luxury residential units.

The space will compromise of 130 one and two-bedroom apartments which will be completed to the highest specification and finished with a classic Signature Living touch.

With plans to reclad the current exterior, Kingsway House will become a stylish addition to Liverpool’s diverse residential offering with the cities top universities, shopping and cultural landmarks just a few moments away.

The Waring Hotel is an exciting development of the former War Memorial Building on Belfast’s Waring Street.

Taking on the highly popular and recognised Signature Living branding and style, The Waring will feature 64 group accommodation units sleeping 2-16 guests and be home to two bar & restaurants, on the ground floor and rooftop.

Working in partnership with award-winning Interior Architecture and Design Studio O’Donnell O’Neill, The Waring Hotel will be a landmark destination in the heart of Belfast’s vibrant Cathedral Quarter for guests to eat, sleep and party.


Name: Dixie Dean Hotel

Dixie Dean is hailed as another one of Liverpool’s footballing legends and a treasured icon whose legacy is still remembered today.

The Dixie Dean Hotel will follow the same highly successful footprint of The Shankly Hotel with luxurious themed suites, a wedding & events venue, bar & restaurant and dedicated museum where never-before-seen memorabilia will be displayed.

The Dixie Dean Hotel will be located on Victoria Street, in the former Jerome & Carlisle Building opposite The Shankly Hotel. The Grade II listed site will help to create the world’s first Football Quarter, with a dedicated statue of both Dixie Dean and Bill Shankly sitting between both venues.

As with all of Signature Living’s heritage developments, the site will be restored to keep the true DNA of the building intact, once completed the Dixie Dean Hotel is expected to be a hugely popular tourist destination.


Name: The George Best Hotel

Belfast’s Scottish Mutual Building is a grand and iconic building located in the very heart of Belfast city centre.

Situated on the corner of Donegall Square and Bedford St, this 20th-century building overlooks the famous Belfast City Hall and its neighbouring gardens, offering a city centre experience surrounded by culture.

Built in 1904, The George Best Hotel will give this iconic building a new lease of life ensuring it tells the professional and personal story of one of the world greatest footballers. With blessing from the Best family, this hotel will follow a similar footprint of the highly successful Shankly Hotel in Liverpool which is based on the life of footballer manager, Bill Shankly.

With its classic baronial style and Grade B1 listed status, the Scottish Mutual Building is an integral part of the city’s history and we’re looking forward to restoring it to its former glory and giving it a new lease of life.


Name: The Lanyon Hotel

Crumlin Road Courthouse is a landmark destination in its own right, steeped in history and overflowing with tales of yesteryear.

This grand building sits opposite the Crumlin Road Jail (Crumlin Road Gaol) where many defendants would be sent following trial. The two are connected via an underground tunnel and have many stories to tell. From the initial conflict to the more recent Troubles, many notorious figures were tried here.

Although a prominent building filled with so much history, the Grade B+ listed building has suffered tremendously since its closure as a working courthouse in 1998. More recently in 2009, it was gutted by three fires, further extending the damage to the roof, interior and overall structure.

The Lanyon Hotel is aptly named after Charles Lanyon who designed the grand building which was completed in 1850. We plan on sympathetically restoring this remarkable building into a landmark hotel where it’s history will be celebrated and original features preserved yet with a touch of classic Signature style.

Name: The Harris Hotel

The Harris Hotel is a redevelopment and restoration of the Old Post Office in Preston, and Signature Living’s first venture in the Lancashire city.

This development will have a significant focus on the building’s and cities heritage and will add to our rich selection of heritage hotels including 30 James Street in Liverpool and The Exchange Hotel in Cardiff. The Grade II listed building has been derelict for over six years and we’re delighted to be reviving it so the public can enjoy it once again, this time as a luxury boutique hotel.

With the development of this historic building, we hope to bring much-needed investment and jobs to the area. The building lies adjacent to the Flag Market in the city centre and consists of a basement, ground floor, ground floor mezzanine and three upper floors which will all be carefully restored to their former glory albeit with a different purpose.

Name: The Bling Bling Building

The Bling Bling Building is an iconic building in the heart of Liverpool’s city centre and Ropewalks district. The striking building is set to become Liverpool’s most exciting office space, with Signature Works occupying the whole building with unique meeting space on the rooftop terrace. Already occupied, Herbert of Liverpool hairdressers will remain within the building.

This development, due to its location and prime facilities is expected to be highly popular and therefore investment opportunities are highly sought after.


Name: Alma De Cuba

Alma De Cuba is a highly popular bar & restaurant within the city’s vibrant Ropewalks district. It has previously won a number of awards including ‘Best Bar’, ‘Best Restaurant’ and ‘UK’s Best Venue’ for two years running. The building, which was formerly St Peter’s Catholic Church, still features incredible original interiors and is one of Liverpool’s most exciting nightlife spots.

We plan on growing this unique building in two concise phases. Phase one will be the development of the original Alma De Cuba footprint with a 40-bed hotel and the second phase will be of the adjacent carpark space which will be developed into a 100-suite luxury hotel accommodating 400 guests. This is a hugely exciting development and again due to its prime location and our reputation for seeing occupancy rates averaging 85%, Alma De Cuba is set to be a popular investment.


Name: Silk House Court

Silk House Court is a residential development in the heart of Liverpool’s thriving business district.

Bankfield is a residential development in the heart of Liverpool’s leafy suburb, West Derby.

The former City of Liverpool College building will be developed into 100 luxury one and two-bed apartments. The development of the historic Exchange Hotel in Cardiff is one which is hugely exciting. The Grade II listed building is an iconic landmark in Wales and was formerly the home of the city’s prominent coaling industry.

The building which was left in a server state of disrepair, is currently being renovated into a luxury hotel where the historic architecture and features including the trading hall will be preserved. Once completed, The Exchange Hotel will feature 200 suites, luxurious spa, wedding and events venue, heritage centre, two restaurants and a bar. Once completed, we expect The Exchange Hotel to once again become a landmark destination Cardiff, wider Wales and the UK.


Name: Arthouse Hotel

Arthouse Hotel is a unique city centre development with an unusual twist. Located within the city’s prominent Ropewalks district, Arthouse Hotel is a luxury development consisting of 75 suites and bar & restaurant.

The hotel is far from ordinary taking on a fun movie theme throughout with suites and floor dedicated to some all-time classics including Rocky Horror Show, Chicago, Wizard of Oz and Grease. Phase one is currently completed with 33 units and a restaurant and bar on the ground level. Phase two will consist of the site doubling in size and creating another 30+ suites.

Name: 60 Old Hall Street

Daniel House was our first residential development and is located on the outskirts of the city. I strongly believe the area of Bootle is up and coming and is the perfect place for professionals and young families to live with great amenities and excellent transport links.

The Shankly Hotel is a unique city centre hotel dedicated to the history of footballing legend, Bill Shankly. The award-winning hotel which was a partnership between Signature Living and the Shankly family, is a hotel which has proved to be immensely popular with football fans across the globe.

The hotel opened within 6 months of development and the luxury suites consist of 57 magnificent Shankly themed rooms and 34 Ultimate Signature Living suites which includes the famous Laurent Perrier Pool Room. All rooms within The Shankly Hotel are designed for large groups and families with some rooms sleeping up to 24 people.

The hotel is furthermore home to The Bastion Bar & Restaurant and two incredible wedding & event venues including the breathtaking Garden of Eden. Within the hotel you’ll also find The Shankly Museum and Experience, where never before seen memorabilia from Bill Shankly is displayed.

The fifth floor of the hotel is currently being developed into more Signature Living suites ideal for groups 3-8.


Name: 30 James Street

30 James Street – Home of the Titanic, was our first heritage development and one which holds a very special place in my heart.

The grand building, which was the former home of the White Star Shipping company is so rich in history we wanted to keep every inch of it alive. We transformed the magnificent Grade II* listed building into a spectacular luxury hotel, spa and rooftop bar & restaurant of which every aspect celebrates the history of the shipping company, RMS Titanic and RMS Carpathia.

30 James Street experiences higher than average occupancy rates in the city with suites being fully booked months in advance.

The luxury hotel is furthermore home to Morgan’s Spa and Liverpool’s first rooftop champagne bar & restaurant, Carpathia, where unique artefacts from the ship which rescued all 705 survivors are displayed.

The Signature Living Hotel was our first hotel development after the roller coaster ride of our first apartments on Victoria Street.

After experiencing huge success in our rooms designed for large groups and families, we knew that this was the area we needed to exploit and so we developed the Signature Living Hotel into the ultimate party hotel. Featuring four floors of themed rooms and suites sleeping anything from 4 to 26 and two onsite bar & clubs, Signature Living has been hugely successful since its inception.

Located in the very heart of the city’s Cavern Quarter and with a bar entrance of the world-famous Mathew Street, The Signature Living hotel continues to experience exceptional occupancy rates and guest reviews.

Mathew Street was our third apartment location in Liverpool city centre.

Located on the popular and iconic Mathew Street within the Cavern Quarter, Mathew Street apartments are made up of two apartments, designed for large groups.

Bold Street was our second apart-hotel location.

Located within the former masonic bank, Bold Street was the home of our first Vault and really catapulted Signature Living into the party brand it is today. Bold Street is made up of four large and wholly unique apartments ideal for large groups with suites sleeping 12-30 guests.

Bold Street is the home to the original Vault, a 30 sleeping suite with three large bedrooms, dance floor, bar and access to the Vault which is granted through the original bank vault.

The apartments are located on the bustling independent street of Bold Street, which is filled with the cities best restaurant and bars and it just a few moments from Liverpool’s nightlife on Seel Street and Concert Square.


Name: Victoria Street Apartments

Signature Living started in 2008 when I purchased just a single apartment on Victoria Street in Liverpool’s city centre.

After a number of years, I purchased the rest of the building and decided to put 15 beds in one room, this room was sold out 6 months in advance I and knew I had found a gap in the market for group accommodation.

The luxury apartments featured plush beds, kitchenettes, balconies and living space to ensure that guests enjoyed a home from home during their stay.

Today, Victoria Street has been transformed into residential apartments which are still run by Signature Living.
