Historic building fire damage restoration offers challenges

After 3 months, Comvest has completed a historic building restoration on a house located in the  Hyde Park area of Tampa.  Many times, it is not quite as obvious that costs and retrofitting requirements when dealing with an older home.   Many times insurance companies are not taking into account the true cost of repair vs replacement in a historic neighborhood.

  Several things that must be reviewed during the process include things like:  

  • Does the property components like electrical system need to be brought up to modern standards?  
  • How can you recreate some of the historical features without costing an arm and a leg?  
  • How can you cost effectively hide some of the imperfections that are caused by age during this renovation effort.
  • Can the structure's foundation and support system handle these enhancements particularly after fire and water and age old termite damage?
  • And how do you take advantage of these events to look at simple upgrades that may increase the property value over time?
