You know, with the warmer weather coming after a wet winter and spring, we're looking at potential problems with foundations in many structures. This shift can cause some serious damage if we're not careful.

So, how do we avoid this mess? Well, it's all about keeping up with maintenance. Even if your foundation has moved a bit in the past, there are ways to stop it from getting worse without breaking the bank with expensive repairs like piers.

The main culprits for foundation troubles in places with expansive soil are usually too much water, soil moving sideways under the building, or soil getting compacted too much. Sure, other things like explosions or earthquakes can play a part, but they're not usually the big players in soil-related issues.

To really get what's going on, we need to look at each problem:

  1. Water trapped near the structure. When the ground under or around your house gets too soaked, it expands and pushes up your foundation.
  2. Sideways Movement: This happens when stuff like erosion, messed up retaining walls, sinking ground, or changes in the landscape mess with the soil.
  3. Soil Getting compacted: Sometimes, during construction, the soil isn't packed right, so it settles and doesn't support your house like it should.

A bunch of things can set these problems off:

  • Bad Drainage: Like if the land slopes wrong, your gutters stink, or you've got planters being trapped near structure.
  • Changes in Structure: Like addon’s, erosion or sinkholes forming, which can leave your soil hanging.
  • Leaky Plumbing: Whether it's under your floor, in the crawl space, or even from sprinklers or pools.
