Here's how I built my £4.45 million property portfolio

For today's edition, I thought it’d be useful to give a full overview of the strategy that I used to build my £4.45 million property portfolio after finishing university in 2016.

I then used this cash to buy my first property in Battersea Park, London. It was a one-bedroom flat for £237,000. I then converted it into a two-bedroom flat, revaluing it at £320,000. Once revalued, I refinanced the property and recouped most of the money I initially invested. I then used the money from the refinancing to buy another one-bedroom flat in London Bridge, and used the same strategy again.

I repeated this strategy of buying, converting, and refinancing with multiple flats across London, in Vauxhall, Brixton, and West Hampstead.

In November 2020, I then used a similar strategy but this time bought a three-bedroom house in Stevenage, Hertfordshire, and turned the house into two flats. Again, I refinanced the property to then buy a mixed-use building for £600,000 (also in Stevenage) and turned that into four flats which are now worth £1,000,000 in total.

I essentially bought a property, added value, refinanced at its new, higher value, and used the cash from the refinancing to buy more properties. I repeated this exact process over several years and have now obtained a portfolio valued at £4.45 million.
