Here is What it COULD Mean...

Because we don't know, do we? But we can hypothesize. Can't we?

In 1926, the "Great Miami" Cat 4 hit with speeds up to 149mph. It devastated Greater Miami and ended up on the other coast. 1926, according to many scholars, was the top of Florida Real Estate in that cycle. You 'll see Donald Ross golf courses in Central Florida built in 1926. You won't see any built in '27.

The Okeechobee hurricane of 1928, also known as the San Felipe Segundo hurricane, was a Cat 5. It landed in West Palm Beach with 145 mph winds, killed hundreds, later thousands, and destroyed 1,711 homes. It devastated Belle Glade, Pahokee, South Bay. That's an hour drive from West Palm Beach today. And the storm was powerful enough to reach out and kill from that distance. I'll be going there Tuesday to check a Hud listing. Good structure. I think it'll be fine. I have one in Boynton Beach with a bad roof. I'm not optimistic about that one. But for GSE's, I can only do what I am told. I'm telling you, the roof would be tarped at the least if it were up to me. But I understand.

So here is the skinny. Not one person is going to say, "I have to buy that home!!! I love how the couch is in the backyard!". Not happening. Loans frozen, deals frozen, no insurance, immeasurable damage. Collapsed roofs, smashed windows. Hurricanes can end real estate bull markets. It can take a while. But it can happen. The reason? It can destroy consumer confidence. And money dries up. I got awfully tired of running around town putting up panel shutters. But all my assets were secured. It's hard work, because everybody is busy. You need a team in place. My own house that I renovated last year has horizontal shutters, two new roofs, and a whole house generac. So I can go anywhere anytime. My family is safe. There will be assets that go unsecured. I just got a group email instructing us to go inspect assets post hurricane. I don't need to be told. I guess some do.

This is opportunity for investors, and for me. Not at the expense of anyone. It's just business. Today, I got a new assignment because of the afternoon visit doing what I was supposed to do. A lot of properties are going to go unsecured. I don't know why, but I know they will. Give me a call. I'll get it done. This whole thing is very unfortunate. But it is an opportunity for people who want to perform at the highest level. And I do. Personality flaw I guess.
