HEADS UP FOR RESIDENTIAL AGENTS IN LA, ORANGE COUNTY, THE INLAND EMPIRE AND SAN DIEGO !

I had the pleasure of attending UCLA and dining at FATBURGER in Westwood Village last century.

I have worked in Westwood and lived in the San Fernando Valley.

I was self-deported to San Diego to get off the 405 Freeway..

My question for realtors in LA, Orange County, the Inland Empire and San Diego is "Are you reactive or proactive ? "

I appreciate how hard you work and have helped numerous realtors for many years.

A lender in San Diego called and asked if I could help secure VA approval of two (2) existing Condominium Projects on Coronado "Island"*.

My answer was "yes". Weeks later I called the lender to ask the status of her call and she noted "The listing agent is waiting for multiple VA Buyers to make an offer".

So here is some polite advice for listing agents.

You can be proactive and secure VA approval of a Condominium Project before you receive and accept a VA offer or you can be reactive and wait for a VA, conventional or FHA offer to arrive.

Please remember VA does not do "Spot Approvals" (now referred to as "Single Unit Approvals") like FHA. Once the Condominium Project is VA approved, all of the Units are eligible for VA financing. The Project does not have to be "re-approved" after three (3) years like FHA.

*PS. Shawn Styles is a longtime weatherman on CBS 8 in San Diego (and a client). He used to take the ferry across from the mainland before the bridge to surf on Coronado. He noted in a weather forecast one (1) night that Coronado was a "Peninsula" not an "Island". I called Shawn and told him the realtors on Coronado will not be "Happy Campers" marketing "Coronado" as "Coronado Peninsula". He laughed and acknowledged my comment privately.
