I've never come across someone who regretted investing in real estate three decades ago. In fact, I've heard countless tales of folks urging me to seize the opportunity, emphasizing that they aren't making any more land.
We all yearn for those eye-catching 30% IRR returns, yet many pass on the chance because the numbers just don't seem to add up. Have you ever let go of a property for that reason?
Instead of simply passing up on these opportunities, let's explore creative ways to secure these investments. Start by educating your investors, showcasing the potential in these properties. Don't stop there, though. Wage a battle against your property taxes, look for strategies to reduce insurance costs, and hunt for attractive financing options.
With the right approach, you can turn seemingly unfavorable situations into golden opportunities.

1 年Actually, YES!!! It was a piece of real estate that was on the side of a hill that would have cost a fortune to build on. My friend called it billy goat hill because of the taurine. Then he couldn't sell it and he ended up selling it at a huge loss!!!!!

1 年Yes. The past 20 months of rate hikes has certain sponsors regretting buying MF based on faulty UW. They purchased at all time compress cap rates and didn't adjust refinance or divest at the appropriate time to hedge. Some sponsors engaged in desperation buying. They have full LP losses to show for it now.
