Harsh truth: The price you want for your home doesn’t matter ??.
Well, of course, it matters to you, but not to the Marketplace.
When selling your home it is reasonable to want as much as possible.
That’s fair! It's always my goal to work with you to achieve the highest price.
Sometimes, the price you "want" is grounded in reality and it is based on the product you are offering and what comparable properties have sold for.
Sometimes what you want is not grounded in reality...
When Selling, you may be adding on value because of :
The amount YOU paid when you bought it.
The sweat equity you put in removing the 1950’s wallpaper
and
The perceived value of that very custom, unique feature you added but no one else likes ( and will have to spend money to change).
There are many factors at play that determine the value of your home.

Of course, tasteful upgrades and updates that are high quality with professional workmanship can add value to your home but not all renovations are created equal.
Work, however, that is poorly done with low-grade materials, shoddy workmanship or without permits can come back to haunt you and take away from your home’s value.
The Market will speak based on the old law of supply and demand.
The most important factor in determining value?
What a Buyer is willing to pay.
This can be hard to hear, I know.
