Here is a summary of our popular loan programs for Fix/Flip & Construction:
- Fix/Flip Loan: Between 70-85% Acquisition Loan + 100% Rehab as long as total loan is less than 65% of ARV.
- Construction: Up to 50% Land Loan + 100% Construction as long as total loan is less than 60% of ARV/Completed Value.
To start the approval process, please begin by forwarding the following details:
Step #1:
- Property Address
- Purchase Price
- Rehab/Construction Estimate
- ARV
- Property Pictures
Upon receipt, I will provide the Quote/LOI within 24 hours.
If terms are agreeable to borrower, I will need the following information to approve the loan and process for funding:
Step #2:
- Signed LOI
- Loan Application
- Borrower Authorization
- LLC/Corp/Entity Documents
- Scope of Work with Budget and/or Contractor Estimate
Upon receipt, underwriting will review for approval & our Transaction Coordinator will open Escrow & Title to begin the process of coordinating loan docs and funding. Once Step #2 is completed, the average turnaround time for funding is 5-7 business days.
Depending on the urgency and completeness of the file, we have been able to fund in as little as 48 hours.
