Guide to Buying Land.
- Finance and pre approval - This is the most important part of buying land. Knowing how much you can borrow and when will allow you to be realistic about the size and cost of the land that will meet your budget.
- Pay a deposit - Good land sells like hot cakes especially in the popular fast growing Eastern Melbourne Suburbs. An amazing block that is available today could be gone tomorrow. Most holding deposits are refundable so don't be scared to make that first move to secure your dream block or you will miss out.
- Titled or Untitled? - Knowing when you want to build by whether it's as soon as possible or in 12 months time. If you don't plan on building for a while you may find a great deal and save some money buying untitled land. If you want to get the ball rolling and be in your new home ASAP buying titled land will be the best option for you.
- Location, Location, Location, - Some estates have very specific building requirements such as specific color schemes, design limitations and even plant breed limitations. Check all of these thoroughly before you commit to a particular estate to avoid being disappointed.
- Convenience - Checkout the suburb you are planning to build in. Is your preferred block close to schools, shopping centers, parks, train lines?. Even if you aren't planning on expanding your family just yet or don't need all of these things daily all of these factors will improve your resale significantly. When buying land it's important to think ahead!
- Land Direction - Having a house that faces in the right direction is imperative if you want to maximize natural sunlight and avoid having a dark gloomy house. Good Feng Shui is a bonus too! North to East facing blocks of land are generally the most desirable for most cultures. If possible avoid south facing blocks.
- Neighbors - Make sure you check out the neighboring properties to your preferred block. If you are building first ensure their building plans won't impact you or your building plans.
- Avoid unexpected costs and fees - The slope of your block, results of your soil test, block dimensions and build-ability can all result in extra building fees depending on the type of block. Ensure you have a good surveyor or building specialist as they will have knowledge and expertise to assess these factors for you so you know exactly what you are buying into and can avoid nasty surprises.
