Heading to a very posh Subdivision in the Piedmont area of South Carolina to meet a client in dire need!

A Previous Architects personal home and a true estate home in its own right has been gruesomely renovated in regards to its roof/building envelope.

Having to tear off a new TPO roof and the water that has collected under it yet on top of the underlying original roof just to tear off the original roof and finally see structure all within 3 years of this install is a crying shame.

Residential flat roofs should never be truly flat nor should any flat roof as almost all are actually positively sloped to perimeter or internal drains and engineered to dry in approximately 48 hours or less.The roof above has an approximate dry time of "NEVER"!

Termination bar as the method of terminating or flashing the roof should not be used in a residential capacity at least in visible areas and especially to a home of this caliber.

The previous roofer installed Zurn Floor drains for the roof drains and of course they clog on every rain due to exterior elements like leaves that an internal floor drain would not encounter.

Roofing over existing drains and leaving them closed/changing the drainage engineering of the property asset is defintely a no no, risk of collapse, but should a small leak develop it is still catastrophic failure instead of a small stain .

Caveat Emptor truly applies!

Your roof is truly the most important asset to your property. Now two roofs to tear off and a new third roof all within 3 years, the financial budget is surely blown now.

7000 sq foot roof on an estate home, wow!

To think this was West Summers Home!, a very Prominent Airchitect and owner President of Summers and Associates AIA, kind of like South Carolina's own Frank Lloyd Wright!

Floor Drains found again!! on a plaza in Summerville!, what is it about using small floor drains? (could it be the $12-$18.00 cost? instead of $225.00 cost?

3 times a charm. It’s unfortunate there was a 2nd time. Yet someone “thought” they knew what they were doing. Apparently the Owner did not and the Contractor (#1 and 2) didn’t either. This seems to be a case of owner meet roofer he is the best around; sis my house. Was great. Roofer meet owner. He needs you man. Now after an introduction like that how could you expect either to back away from the challenge. After all, my sub says he knows TOP I mean PTO I mean TPO roofing. Oh yea, it’s a pool liner. That water won’t harm it at all. Yes sir, thank you for the check and here is your material only warranty and your labor guarantee. Have a nice day. Call me. Oh you will definitely be calling. ?? sad G!
