Green building (also known as green construction or sustainable building) refers to a structure as well as the use of environmentally responsible and resource-efficient methods throughout the life cycle of a building: from planning to design, construction, and operation.

Three important aspects of green construction.

For the real estate industry, sustainability is a major concern. When it comes to green building, there are three key considerations that investors should make:

  • The price
  • Chemical products are used less frequently in the development of green buildings. However, they are frequently more expensive up front. Green construction can be costly since it necessitates long-term cost planning.
  • The cycle of life
  • Investors must analyze the complete life cycle of the property. It's crucial to do a full study that goes beyond planning, design, and building to consider maintenance and operation.
  • The earnings

If done right, sustainable property investments can treble the bottom line. Energy-saving equipment and renovations can help boost profitability, and healthier assets normally command higher prices.

The United Kingdom became the first large economy to pass a law requiring "net zero emissions" in 2019. In order to reduce the country's contribution to global warming, this law mandates that all greenhouse gas emissions be reduced to zero by 2050.
The Net Zero Carbon Buildings Commitment, which is part of this law, has issued a challenge to urge local enterprises, organizations, cities, states, and regions to achieve net zero carbon emissions for any asset under their direct control by 2030. Buildings account for around 30% of total carbon emissions in the United Kingdom. 2 These are primarily caused by the usage of heating, cooling, and electricity. Property professionals must change their focus to solve these resource-intensive issues if they are to help ensure the transition to a net zero future..

While sustainable building capital costs may be greater, the value of the buildings is likely to rise as well, with higher rental premiums, shorter tenancy vacant periods, and potentially lower life cycle expenses. Tenants can also enjoy improved health and well-being as well as cheaper operating costs.
