Grant Park Market Update Third Quarter 2020

The third quarter of 2020 is over so let's review Atlanta's housing market. Today we'll focus on the Grant Park neighborhood. Grant Park is one of Atlanta's older neighborhoods and is a mixture of mostly Victorian homes and Craftsman Bungalows. Some of Grant Park had become run down but has been improving since people started moving back in around the mid 90's. Since then Grant Park has only become more popular. In the last few years the neighborhood has benefited from more commercial along Memorial Drive and in 'The Beacon'. More restaurants and more shopping options have drawn more people here. There are some condos and townhomes in Grant Park but for our market report we'll just focus on single family homes. In the third quarter of 2020 the Atlanta housing market was hot and Grant Park was no different. Fifty-seven homes were sold in the quarter. The average sales price was $547,000. Those houses sold in an average of 30 days and they sold on average for 99.6% of their asking price. That's a strong seller's market! For comparison sake let's take a look at the third quarter of 2019. In 2019 there were 46 homes sold. They sold for an average of $492k and sold in an average of 27 days at 99.6% of their asking price. As you can see Grant Park has been strong for well over a year. The average price increased 10% year-over-year. Now that doesn't mean your Grant Park home increased in value 10% in one year. The increased average price could be due to the mix of homes that sold could be different.
