Got buyers, but the inventory is low?

??In the low inventory market it can get pretty frustrating, when the buyers are ready to buy, but there's not much you can show them... . . Here's a few things you can do to optimize your chances for closing the deal (or 2) sooner than later:
1. Before you show them a house that is on the market, call all your past clients, relatives and friends that live in, or nearby that area. Tell them about your clients, and how you're about to show them a house in their neighborhood, and how little the inventory is. Ask them if they know anyone in the area who would consider selling. Wouldn't hurt to ask on point if they would sell their home if the price was right?
2. Before you show them a house that is already on the market, go and preview it alone. Then door knock 10 houses on the left and 10 on the right and 20 across the street. Tell the neighbors that you're going to be showing that house for sale in the neighborhood. Tell them that due to low inventory, there's not much more you can show your clients. Ask them if they know if there's anyone else in the area that might consider making a move. Add that its truly is a seller's market right now...
3. Send "I have a buyer" postcard via eddm to that neighborhood. Be specific about who your buyer is and what they are looking for. The more details you can give the better, and don't forget to add their photo.
