- ?? Showings Sluggish in 2025. Buyer activity remains slow in Philly Metro, with 22,885 showings for the week ending February 9th, down -18.2% from last year. Except for one brief uptick, 2025 has consistently seen the lowest showing levels in the past five years. Many buyers hesitate over rising list prices (+4.3% YoY) and mortgage rates. However, those buyers willing to jump in are finding deals in a less competitive market.
- ?? Homes Taking Longer to Go Under Contract. This week, the median time to contract hit 22 days on market, making 2025 the slowest for contract activity in five years. That’s +2 days longer than this time last year, reinforcing the affordability challenges many buyers face. With homes sitting longer, some sellers may need to start adjusting their expectations—and their prices.
- ??Active Listings Keep Rising. Philly Metro had 8,958 active listings this week, up +7.8% from the same week in 2024. As long as new listings outpace buyer demand, inventory is likely to keep climbing. Could this finally shift leverage back to buyers? The coming weeks will tell.
