Go Big or Don't Bother

Today, I took a CASH buyer out for the 12th time. I am about to write her SIXTH offer. She is paying cash and has the false assumption that the seller will be more interested in her offer than a buyer who is obtaining financing. The truth is: the seller only cares about the bottom-line. How much will the seller net is first and foremost. I am about to submit her most current offer knowing that it will be rejected. The listing agent has already shared that she has multiple offers. My buyer's offer is $10K above asking. I checked out the comps and the most recent SOLD was a home much smaller. The sales price was $20K above the home we are interested in. So, my offer is nothing more than an exercise in futility. I have already sent my buyer's contact information to another agent. I would rather have a 25% referral than to spend another morning showing property to a buyer who refuses to Go Big! Cash is still King, but you need more of it to win the prize!

7 年What the buyer does not understand is when the proceeds reach the seller it's cash. The only benefit the seller has when the buyer is paying cash is less contingencies, maybe. Its difficult for the cash buyer to understand the seller only interested in their bottom line.
