BEST Compliance have been undertaking M.E.E.S sampling reports using our Alpha Plus Reports.
Our findings have been overwhelming in certain types of buildings that the lighting have been pulling down the EPC grade in some cases from a D to an F grade.
We understand that in particular circumstances our clients have had certain bulbs changed, however there is no record on site and as such as our conventions state that we have to use Default settings.
Default settings are extremely poor efficiency especially LED's. New conventions state that because of this we now have to use T5 lighting specs for non pendant bulbs this is now 45 Lumens / Watt.
Lumens per Watt is exactly what it sounds like, the lumens being a measurement of light for every watt of electricity used in the light. The higher the better.
More realistically good LED tubes are around 120 Lumens / Watt. If the assessor is not handed bulb specifications, even though they know its a good tube they can not put in the actual amount and the default 45 l/w is used which is only 37.5% of its true efficiency.
This could be the difference between an E and a F grade, meaning it is vital any new lighting is documented in a building log book and ready for the assessor to see.
