7 年If the 'investment' is secured by a second mortgage on the property and those funds are used for early stage Soft Costs, if the Developer defaults on his Construction Loan first mortgage and the bank then sells the project under POS the second mortgage 'security' is often worthless. Also, advertising /guaranteeing 25% needs to come with prior Securities disclosure and cautions etc. 'Buyer Beware' ...
